A lot can go wrong.

Think of all variables involved. I would aim for 150k but make sure you can stomach a potential 250k.

My family used to build houses and almost always something went wrong and they never were able to stick to the budget.

buy a piece of land and start by building a barn or large shed. u will need one anyway if u were to actually build a house, to store ur tools and materials in.

If you hire notbadnotbrad. He'll build your house for 150k, snort 100k of cocaine, and charge you 250k.

That's still a bargain when houses on the market are going for 500k.

You should hire Brad.

Dead srs thinking of doing the same thing. Hate to bust your bubble about the cost factor. While yes the initial building is cheap, once you kit it out to a full livable home it's not quite as cheap, however the quality and sturdy construction is something you can't beat. Going to be harder to get the land zoned to do it and harder to sell down the line.

Its like this, the people in power want us to all have these cheap pine flimsy structures that don't last.

If you hire the midget, he'll snort 250k of cocaine and not build your house.

Another reason you should hire Brad.

wouldn't a decent builder probably want 150k just to build it...plus cost of materials?

talking exterior plus interior/electrical/plumbing/hvac/roof/windows/doors/flooring/cabinets, etc.

my aunt recently had a small enclosed porch put on the front of her house and that was 25k (they shopped around).

Based. I’d love to do the same. I want traditional exterior architecture. Something like an American Foursquare or Colonial Revival. Maybe Italianate. People should look at it from the curb and assume it was built 150 years ago, but the interior would be all modern amenities like big open concept rooms, huge windows for natural light, en suites, central air, etc.

I looked into this recently and it would cost roughly $800k-$1.1m in construction costs alone.

Probably gonna have to settle for a 2BR condo.

Start here: https://www.mrpostframe.com/about and https://www.mrpostframe.com/resources

Their YT channel is solid AF because it has vids that show the running cost. I'd estimate that for a self build you are looking at $65 - 75/sq ft based on where you live and how low the grade is of your finish materials.

I feel like OP doesn't even know how to use a drill, so this is not gonna end well. But if we're being honest, OP isn't gonna even start this, he's never gonna get off the planning stage.
When it comes your time to die, be not like those whose hearts are filled with the fear of death, so that when their time comes they weep and pray for a little more time to live their lives over again in a different way. Sing your death song and die like a hero going home.

A diabetic coma is a serious and life threatening emergency, if that were the case I'd be in the ICU. Like your hairline is on life support.
