I blame the public school system and a lack of parenting skills. When that commie **** walked into elementary school as an innocent kid he was already being propagandized by his teachers and it continued through high school. Parents use to care about what their kids were learning in school. Most just don't gaf anymore. Then they go to a private university and it just gets even more intense...

Taxing unrealized gains might be the worst way to "level the paying field" which does not exist in any form of govt, etc.

Its going to be a real problem when all these landlords get tired of being dragged through the mud publicly and having a local government actively working against them and decide to cash out because 12% isn't worth the hassle. Index funds have returned 11% on historic average and 20%+ 4 of the last 5 years. You'd almost be a fool to continue in RE in NYC under this mayor. Honestly, everyone should say thank you to their landlord for providing a roof over the heads of those who cannot accomplish that on their own. Its a real service to the bottom half, if only they were smart enough to realize it, they may act nicer. Just wait until they sell to PE or the city takes it over.
