Is there any other investment besides real-estate that’s guaranteed to go up?

I don’t like the idea of subhuman renters in my house so I don’t really wanna be a land lord but I don’t think anything else is guranteed to go up in value I don’t trust the stock market at all. Should I just buy precious metals.

Lol, Real Estate is definitely not guaranteed to go up. However, at least there is plentiful financing available for it so there's a good chance of making money the longer you hold.

Warren Buffet is one of the most successful investors in history and he thinks the best investing strategy for the average dude is put 90% of your capital in a S&P 500 index fund and 10% in short term US treasuries.


Honestly if you use that strategy long term. Its hard to lose.

IMHO real estate is really only smart for the tax benefits if you operate it as a business where you create many deductions, while concurrently working a job with benefits. Yes there's ways to manipulate the game to make money like the BRRR method, etc. but we're talking about your average person just buying properties to hold long term. (Super Ded fkn Srs)

The problem with the rental game is. Unless you have cash to buy properties outright. It can be difficult to cash-flow enough to make it worth the hassle. If you have a million in cash and want to retire/semi retire right now. And you have some handyman skills. Go ahead and buy good rental deals cash. I'd put it in an LLC. Operate it like a business.


If you're a thousandair that's getting rich slow. Dollar cost averaging into good etfs is the best course of action. Right now my portfolio is SPMO/VGT/VOO. Its a fairly concentrated bet but its performed amazingly.
My wife's portfolio is much simpler. I put it into SPMO as a single etf portfolio. (Also has performed quite well). You can run portfolio back-testers on these to see just how well it has performed. If someone has 0 appetite for risk I say the buffet play of 90% S&P 10% treasuries is the way I'd go.
