Thats why I specifically said "trade" the house for something. Im not selling it. Im using it as leverage to get something else, like possibly a franchise or a couple of francises.

Isnt that what you essentially do with cash? Trade cash in exchange for goods or services?

If I can't sell the house, I'll take the $350k. Invest it and then in the future use it as a down payment on a house I'd actually want (not the one in OP)

Edit: Or take a line of credit on the equity of the house = profit?

$350,000 hands down, no question about it. I'd invest it - not spend it. So that's not "selling" or "giving up" the item I choose.

Stuck between the Cash and the 10/10 Soulmate.

With the cash i have 0 doubt in my mind that i would be able to successfully reinvest it in real estate and be able to retire within 3 years. 100% Srs.

But the 10/10 soulmate is a little too good to pass up. In todays sloot culture, good luck finding your 10/10 girl who hasn't been run through by 12 dudes and will remain loyal.

Let me rephrase. I wouldnt invest in the sense that i would buy and flip property. I would either purchase a few 4 unit rental properties or a larger 12 unit property.

Lets go with the 12 units. All 350k goes towards the downpayment, closing costs, loan fees, etc. Building would be a 1.4 million dollar complex, 20% down yada yada ye.

Assuming they're all 2 bedroom units, out here in portland, rent for a 2 br is going for about $1100/mo. Id gross $13,200 a month. Tenants pay their prorated portion of water, sewer, garbage. My only expense will be the mortgage and the random repairs the come up so lets say total expenses come out to $6000/mo leaving me with $7200 gross/mo. This is in addition to another property i currently own which is netting me about $1500/mo.

Id continue to live at home, save up, rinse, and repeat. Obviously the numbers aren't exact and multiple things can come up not foreseen but you get the idea.

Edit: Or i can relocate cross country to PA where my family lives and where the same complexes are being sold for $700-800k and purchase 2 of them off the bat and rent is about $900-1000. Either way, 3 years is all i need with $350k.

Cash - Safest option out there. At my current stage of life, I'd take this.

Lambo - No way. It cost a **** ton to fix/repair/etc. this car.

Your original numbers still dont add up even if you were to find a 12 unit apartment for $1.4M. Your property tax and insurance piled on top of of your mortgage would be about $9700 + unforeseen repair cost on 12 units = you are barely breaking even, and thats IF you found a property that was $500k off its street value. Nevermind that there will be months that you might not be full capacity, turnover cost, etc.

Youngsters these days think its really easy to make money. ITS NOT.

You're right, I didn't factor in insurance and taxes. That $9700 figure seems high though even considering those two factors. Regardless, no point continuing because the prices are much higher than I thought anyway. I was wrong.

2. The house, in a location of my choosing. Even with taxes and upkeep it wouldn't cost as much as a mortgage note. With no mortgage I could make up the 350K in like 3-4 years. Plus could always rent it.
