Even lazier way to acquire wealth is to realise that everyone travelling to work from the suburbs isn't going to persist and look into ways to renovate office buildings into high quality apartments.

Point well made. Not even so not aware.

Always felt that women were the ones that had to keep up with a bio clock when it came to children. A guy can shoot at 40, his kids will be 20 when he's 60 which isn't bad.

Which is your most important investment decision? The one that is the largest? The least risky?

Nope. Your most important investment is your first one. It has the longest to run by definition. interest on interest (compounding). Your first significant investment is the one that makes all others possible if it goes right for you. I'd definitely include a good college degree in this category.

Put another way, this is where making a really crummy first investment (lets face it usually a car) is such a bad idea. For others its an extended period of travelling because, like, YOLO and you need to do this before you 'settle down'.

I certainly wasted 2 or 3 years but somewhat got away with it..but times are a LOT tougher now. 60k for a not particularly useful degree, similar amounts on cars/vacations once your first credit line opens up..don't be the author of your own downfall, you are going to live a lot of years where you can rue bad decisions.

Make that first investment a good one, you improve your chances of life on easy mode immeasurably.
