I would go with a trust if you are married and/or have kids. Technically, if you left a suppressor somewhere that your wife had access to it, and it doesn't belong to a trust that she is part of, you could get ****ed. Technically. Likely? Not at all. But that's really the only benefit of a trust at this point.

600k is not a lot around Newport RI. BAH is $1000/m higher there than here.

VA loan was a big help for me. No PMI and no down payment. If I had to save for a 20% down payment while paying rent, a truck lease, and student loans, that would have delayed buying for five years.

Eh 500k is average for the loans I see there. VA only approves financing to a certain limit on an individual basis.

It's very rare they approve financing on 2 properties.
