How's the gas leaks treating you? The SFV seems pretty chitty to me. Hot as all fukk in the summer and it's also pretty dirty. At least the ghetto LA areas remain about 15 degrees cooler. If you're gonna live in the SFV then you need to live on the outer proximity towards the mountains? Those seems like the desirable areas- Porter Ranch, Granada Hills, West Hills, Encino, Sherman Oaks, Tarzana.

Probably moving to LA by the summer so I need to figure out where to live.

I would go with the 3 bolded cities out of any of those.

Yeah but I don't really want to live in the SFV LOL. Problem is I only have a budget of around $750k and that apparently won't buy chit in LA. Fukkin RE agent keeps trying to sell me on Westlake district or Inglewood cuz they are gentrifying those areas but really they just gonna push out all the poverty blacks and make it more upscale in less than a decade. I'll likely just wind up initially renting at $2.5k/month so hopefully I can find a place near the coast to split with someone.

Anywhere near or south of ventura blvd in the "SFV" is great. The "SFV" people **** on is more inland like north hills, van nuys, panorama city, pacoima, sylmar, etc... You can find a nice condo for your budget in a great area with lots to do.
