location, location, location. You get what you pay for OP. There's a reason why housing is so cheap in those humid bible belt states. Noone wants to live there and venturing out of suburbia lands you in a community riddled with crime.

oh, and that Georgia mansion is probably so old it was once maintained by "house slaves" and probably has a minimum of $250k in restoration repairs just to bring it up to code and into the 21st century for proper appraisal.

The north carolina house is a generic McMansion, They look nice on the outside because they're new but they're built with chitty materials (roof leaks within 5 years, drafty windows etc). You can find neighborhoods with houses like that (and even at that price) in all 50 states.

North Carolina was like that about 15yrs ago. Our housing market in RDU was one of the few that did not crash in post 2008. Our housing is shooting to the mooooooooon

Eh, as long as you purchase in a suburb thats NOT Cary/Apex (Fuquay, Holly Springs, Garner, Knightdale), you can score a yuuuge house for sub $500k

Because location is what matters most. A desirable expensive location means you live in a booming area, with fortune 500 companies to work for that pay high wages, and a top ranking school district with a demographic make-up that you would want your children to grow up around.

Podunk Georgia has nothing but a bunch of woodlands, meth users, some gas stations, a local market, and tradies. There's zero opportunity, that's why no one gives a chit about moving there and why the housing is so cheap.

Agreed. The house in OP would be worth $250k not $150k like it say in the photo.

I just bought a new condo at $500/sqft in Durham. DURHAM. The same city that was a ghost town just a decade ago. This whole state is gentrifying like crazy.

Nailed it.

The sad thing is, those houses are vacant because the locals that live in those towns cant even afford those rock bottom prices because they all work trade/stripmall/factory jobs. The homes are most likely hours away from civilization let alone a job that pays more than minimum wage.

Average housing prices in NC is $250k-350k and up. A $150k house would probably be in a more rural town.

100% agree. The prices are still insane for what you get, though.

Durham/Morrisville is EXPLODING. My mom's townhome's value has increased by >$50k since she bought it back in 2012. RTP is expanding, so it just makes sense for most people to live there. Also add in the fact that Cary is $$$$$ and out of land (getting older too), and this is what you get.

Also to add for unawares, for about 25 years now the NC job market caused a huge influx of northern states (particularly NY and NJ) to move here (my fam included). Which is why you'll find people who speak southern accents here mainly in the rural areas.

This is also how NC became the swing state is today.

Pricing in upstate NY, would be comprable
to the sticks of NC or GA. Point being real estate in an entire state is going to vary greatly, especially in three of the most populous states.

The question becomes, assuming you can earn a live-able wage anywhere. Would you rather live in the upper 10% of society in a more rural location or farther away from major city (NYC, LA, Toronto, Vancouver, Etc.) or would you rather live in the bottom 10% in one of those locations?



I know a guy that make's a perfectly middle class living (bout 70k per year) but lives in a slightly more rural location. Owns over 20 acres. He spends his spare time riding motorcycles, 4-wheelers, his Vette, boating, jetskiing, taking his RV out and camping/traveling regularly, throwing house parties where he BBQ's at his pool, etc. Takes two, 2 week vacations per year (Usually spent on his touring motorcycle/ in his RV) and travel's the country. Or goes on cruises. Etc.




Essentially to live his life in one of those more expensive cities even if you earned over a million a year it wouldn't even begin to compare. So the question becomes is a low stress high luxury life in a more rural location better?

I'm having a house built about 20 miles from downtown Dallas. For $450k I can build a 3000 sq foot house and design it the way I want for the price of a 1950s style ranch house in the Dallas city limits.

Dallas market is out of control right now.

Boston is miserable.

BRB everything is broken
BRB all houses were converted into multi-family units
BRB still costs $300-$500/sqft anywhere with a <1 hour commute to the city.
