Nice counter to my numbers bro. So basically you're saying that these major maintenance items such as a furnace and tree removal will happen constantly? I guess you must have the worst luck ever. Strong coping, strong dodging.

Do your due diligence and run the numbers for yourself. Clearly you haven't and you are not ready for home ownership, that's fine.

It's a joke in Oz. Home ownership occupies a similar place in the Aussie national psyche as freedom and guns do in the US. A friend is a corporate loans manager for a major bank and he says the Aussie tendency to a) pay whatever is asked for a house and b) service the loan even when there is no money for food or heating means our real-estate market is custom-made for speculative bubbles which last like a fkn Duracell.

You know how the US had that bubble that burst and the whole world was plunged into recession? Australia was ahead of the US in the bubble stakes when the US dipped out, and we've only added to it since. The bubble blots out the fkn sun. Multiple millions for utter chit-tips, as in fumigate before renovation, hole in the wall, chase off the squatters chit-tips. I recall a parking space selling for not much less than a half a million, just fkn lol. Local right-wing rag tried to run a 'young businesswoman shows scumbags how it's done' story, turns out she was a dead-set baroness with a parcel of land in Scotland which came in handy as leverage for the loan on her first investment property while she lived with mummsy and daddsy. Oh how we laughed.

This bubble is different and will never burst, though. So that's a relief.

How not?

the homeowner is spending $889/mn in PURE LOSS. That $889 doesn't even include the capital payment of the home purchase, only the interest and expenses. Myself as a renter I found a 1BR apartment last thanksgiving that I paid $672/mn on a 6 month lease. Not a luxury apartment or anything, but I don't need it because I don't have kids.

the homeowner contributed part of his mortgage towards "equity", again this doesn't include any of the $889 calculated. I took that money and put it into 401k, IRA, HSA. So I'm putting myself into a tax advantaged position, without contributing to "equity", AND spending $217 less per month than the homeowner is paying on interest/tax/maintenance (all of which is included in rent. Fridge goes out? call the apartment office, they bring you a new one)

If you're a single brah no kids, you don't need 2,500 empty square feet and 2 extra empty bedrooms. Just rent. If a better job opportunity pops up on the other side of town, move closer to it. Hell, maybe you'll get lucky and gain living space and not pay rent at all because you seized some random winfall opportunity.

Some of you home owners need to check yourselves, you dont know everything. Please stop acting like you do. Owning a home and another property doesnt make you an expert and to say outright renting is bad and/or a waste. Like owning a home, there are many moving parts to paying for it. Renting is the same way. Iv been doing it since 2004 due to moving often for my career, so I know...I know the renters side of things.

holy hell, if thats not a broad and vague fuking response, I dont know what is. Reminds me of those get rich seminars. You want to just assume people have the ability to jump in a buy a home, over 50% of the US doesnt even have $2k in their bank account. Fix it up...thats 5-6 months of work at least, at an average persons pace. Dont act like its easy to do, come on.

Been renting since 2004, since I move around the east coast every 3-5 years for my career. I can tell you for a fact, you arent right, not wrong, but you arent 100% correct. You guys dont know everyones situations and you have NO clue how to properly hunt for a good deal for renting a home/duplex nor how to negotiate(obviously, since you guys seem to be against renting, you probably dont ever deal with trying to rent for yourself) If you own property and rent yourself, that doesnt make you an expert on renting at all, you're on the owners end, not the renters end. You all may own your home or be paying it off but there are plenty of ways to rent the right way.

It's all about having that house in the suburbs with the picket fence.

However, no picket fence is enough of a deterrent to prevent dudes from trespassing while on their way to pound your wife, who has Chad Johnson, Tyrone Jamal, Dr. Chad Akbar, and Fernando Fernando on speed dial, while you are slaving away at work and the kids are goofing off at private school (you're financing everything, of course).

Brb, Junior gets expelled for sodomizing another kid with a pencil in the middle of class and you have to sell your house and move into an apartment in order to pay the necessary legal fees.

Meanwhile your wife moves in with Dr. Chad Akbar.

Homeownership vs rental calculation is just a tool for building net worth. Ultimately increase in net worth is the goal--renting vs ownership totally depends on the individual.

Didn't read the thread but it must have been said:

-Paying rent for someone else's mortgage=cuck
-Property values historically go up (at least in my area)
-You can mostly modify anything
-Can't be evicted

My mortgage payment (including taxes and HOI) is $300 cheaper than rent in a 1br apartment in my area.

So, I am building equity that I can recoup when I sell, and I am saving an extra $3600 a year to have more space and privacy.

Enjoy your rent though, I hope the landlord is a nice guy.

How in the fuking world do you buy a house when you are 18?

brb graduate highschool and buying a house

ok jeff

so much rustling in this thread

I plan on renting, why? I don't feel like giving a fuk about the place I live in as in maintenance or repairs and when I get bored of the area I'm in I can just get out

I buy a house and I'm mostly stuck there while having to deal the headaches of owning a home.

"You don't have to pay rent"

Uh, don't understand this argument at all. You still have to pay mortgage, and you're at risk of being foreclosed, no different from being evicted.

If you're paying rent, the rent money goes to the mortgage, unless you're being ripped off by a landlord.

The only way to get a home with no mortgage is if you invest in tax sales (but the general public has no idea what this is).

you can pay $300k for a house, and yearly $10k prop taxes + upkeep forever

or $1k a month comparable rent forever and save the difference

renting is way cheaper and easier.
Enjoy living your life surrounded by a holes, having no privacy, having nothing to write off, never knowing the perks of owning your own chit, paying for water, etc.
Yea, you can pay 10k in taxes ..if you live in a high COL and taxed state. Why piss away all your money giving it to the govt. I traded NY for VA.

I live on 72 acres, pay $1600 in taxes, have only 1 neighbor within 2 miles of me both ways.
I built a range on my property. I can hunt and fish.
My house runs on solar.. a 2k sq foot home that runs on $8-30 a month. I have a 100x50 garden grow my own veggies cutting down on my food costs. I planted a orchard and am beginning to get fruit... apples, peaches, figs, assorted berries.

I could make a list of the benefits, but why bother.

Youd rather live the cuck life.

rented my whole life until I bought this house 2 years ago

1. fuk landlords. I am so glad not having to worry about going through a landlord for every little thing. Last one was super OCD and nosy.

2. fuk other tenants. I don't even know how I dealt with having other people live so close to me.

3. I'm paying LESS than it would cost to rent a home this size. I've looked. Ya ya I have to pay for stuff that breaks but as long as you don't buy a sh!thole and you won't break the bank. If you're not handy at fixing stuff around the house lol @ you.
