What happened to Pitbulls New Year's celebration? I loved how they wouldn't stop the music while the ball was dropping. Reminds me when I used to party and you would be shocked because the call dropped and you didn't even know.

Ya I've looked into that. Need a LOT of money to get into that. If I was going to own real estate as an actual main investment vehicle I'd go with commercial like Walgreens doesn't own any of their buildings. They are built and leased to them by private paries. I know a guy that started off in residential and now is mostly in comercial. Long term leases with companies that pay on time.

The property and building of most Walgreens around here are easily 3+ million. I’d personally find other ways to deal with that kind of money

Edit: just asked my dad about this. Said he knows the name of a guy people he knows mention. He said that he does that and he has a connection with Walgreens. Before building he makes an agreement with them and they have a contract of 25 years. If they close, they still have to pay.

Not bad at all or that big of a risk if that’s the case for this guy.

Yeah still figuring out the money thing and what size would even be appropriate to start out. Still even brand new to the idea of investing in real estate itself. My assumption would be to have a goal of starting off with like a 6 unit residence for several years, then sell it and parlay that into a new larger complex (15 units) or whatever. As he mentioned in the video if you do it that way, you dont pay taxes on it yet through the 1031 exchange.

Our poverty apartment says they expect the heat to be fixed "some time this week." So there's that. 52 degrees doesn't sound cold until you live in it for 4 days. Can't wait to get out of this ****hole.

52 inside is cold as fuk. Heat went out at work and it got down to 50. I was tired of that after half a day.
