Got my house valued the other week and in the last 3 years since I bought it, its gone up approximately £40-45K a year.

Part of me feels sorry for other youngsters like myself who cant even earn £40-45K a year (so how is it ever possible to save enough to get a deposit), it's like you need to earn £80-100K just to be able to earn more than the market is rising.

The other part of me thinks fuk them, I did it - so its possible, theyre just being lazy. I legit worked like 90 hrs a week from 19-23 and side hustled so much chit on top of that. Now I hardly work and earn more than I've ever done before.

In the age of cryptocurrencies and the internet and so many different platforms to build a business, and free places to learn things (e.g. forums, youtube etc.) - there is absolutely NO excuses as to why anyone cant make like £250K a year + (unless they are uneducated, unhealthy or lazy)



As far as investment goes, I stick a small perentage into cryptos for fun, but other than that I havent got around to doing anything. Sitting on a large chunk. When I buy the next house, I will put the very minimum deposit down and then invest the rest. Reason being - mortgage rates are locked at 0.90% - 2.5% - and even just leaving it i the bank I can see a return of 4-5%. So if I invest, hopefully should get better returns.

Lol if your house is your investment. Surefire way to not have any "actual" money imo. It's a great investment to leave for your kids, once you die though.

Here's the thing though.. how are you going to crystallise that 184k 'profit'..?

I'm not saying it isn't real money, it is, but unless you downsize or move somewhere cheaper you aren't going to see that money. You have just ensured you can afford to buy something similar if prices were to rise quickly

Unless you are turning over run down houses the money isn't instant. You buy a property and you have to sit on that property for a year or more before you can sell to profit. You keep buying and selling until you can either buy a house you can knock down and put units on. People generally when investing in properties don't keep upgrading after selling they instead buy something cheaper and in an area that will go up in value.

It might be me but that doesn't make much sense. Why do you have to wait a year? If that house goes up in value doesn't the house you next intend to buy do the same. How do you know an area will go up in value? What secret information does that person have that no one else has acces to?

Generally speaking when land gets subdivided and you buy the block of land that block will keep going up in value once the area is developed. Sorry if I make no sense I'm on night shift and super tired. It usually takes a year before you start to see houses after land has been sold off for an estate .

Like I said not something you can start making bank off. Obviously you need to save a decent amount of money and also take out a loan.

Three places I purchased, all three worth far more, and more than another investment would have made in that time period.

Lots of people have gotten rich from real estate, and some have lost their shirt, not unlike any investment...if people getting into it to get rich quick by being a master flipper and such, then yes, they may crash and burn badly.

Some real estate should be part of anyones investment portfolio, but I view it as a long/medium term investment, in the 5-10+ year range.

I mean, ive answered this in every way I know how,srs. Look at the example above, where a guy is telling me what a great investment property is and yet his absolute best GROSS return, on his own figures, is 4.8%..

Hold on squire..have you bought the land or not? I think you are saying you buy land and hope for an investor to find a developer to zone it and you sell for more than you paid??

I mean, if that's what you are saying you aren't wrong, but it doesn't answer my two questions, how do you know what land is going to become valuable, and how to you raise the initial deposit?

If you mean something else entirely please explain

(he really is an industry insider btw..but we cant talk about that..)

*The timeframe on a your return is, lets be honest, determined largely by luck. Whilst RE has overall outpaced many other investments, there have been two big collapses in values in the last 30 years, and if you bought the wrong side of those a decent investment either cleaned you out or you spent a very long time regaining what you have lost.
So yeah, if you bought after the sub prime, it looks (at the moment) like a phenomenal medium term investment. Averaged over the whole 30 years (a typical mortgage) it becomes a decent long term investment

You need to start saving cash asap so you have a decent deposit. You look around for areas that are being built up and it would be very rare for a block of land to decrease in value
