But there's also the fact that it's easier to qualify to rent an apartment than to get a bank to give you a mortgage, and when you buy a house you can't just call maintenance to fix stuff or say hey man I'm out in two months then leave.
Our first house cost $136k and the mortgage payment was like $100 more than our rent had been, or something like that. Sold it for about $195k.

Sure there are larger upfront costs, especially when things break, but if you are wise with money, and put a little for rainy days, there's no stress.People are lazy AF is a big part of it and don't want to deal with maintenance required at upkeeping a house. They hear the cost of replacing roofs, water heaters, HVAC units and want no part of it; without using logic to see that those are costs that typically only occur every 10-15 years. A coworker of mine argued that with a few of us one day, then we ran the numbers and showed him that he's spent a little over $75k in the past 10 years of renting and practically paid for the house that someone else owns.
I bought my home for $112k back in 2003, sold it for much much more. Mortgage+Ins+Tax = $815/mo. After years of monthly mortgage payments, upkeep, even a new HVAC system, I sold the house, came out ahead, and buying a new house that has more than double the square footage, and monthly payments just a couple hundred dollars more month. Plus since the house is new (should be ready in early August), it comes with a warranty (depending on what it is, 1yr, 2yr, 10yr, and a lifetime warranty on the tiles on the roof.) Entire home is even Energy Star Certified from the get go.
Right now I'm renting on a short-term 3-mo lease. Freaking $1200/mo plus I'm renting 2 storage units at $200/mo. I feel like I'm hemorrhaging money until I get the house built.
Was thinking about renting my smaller home, but talked it over with the wife, and we didn't want to deal with a rental management company fees, and didn't want to deal with chitty tenants themselves if I go it alone. Could have the rent pay for the mortgage plus a little extra on the side, but we decided we didn't want to deal with it.
I'm not blessed with riches, but I am rich with blessings.
Thank you, LORD, my God.

But once we got her out and were a little more selective with the renter, we got a guy in there that stayed for over three years with little trouble from him.
In all honestly once my mortgage is paid off next year I'll probably start looking at getting a few rental properties again but I'll only look for multi-family dwellings such as a duplex. Typically they'll bring in more money monthly, without costing much more than a single family house. Also if one tenant moves out you're still receiving a portion of overall rent from the other tenants, rather than having absolutely no money coming in while the unit is empty. I won't say this for everywhere but it seems like you get better tenants with somewhere like a duplex as well. My sample size is small but my uncle owns 4 duplexes and has had a few single family homes he's rented. In his duplexes the renters have almost always been a man or woman in their 40s-50s that will stay 2-3 years minimum, pays their rent on time, and rarely calls to report any problems. The renters in the two houses he had were couples with a few kids and they practically destroyed the places. He's sold them off now and swears by duplexes.

My biggest hurdle right now is going to be capital. Buying additional properties without a significant chunk of change saved seems like a difficult thing to do.

I would love to sell and buy a larger home, but I really don't want to pay the prices right now. I need the housing market to crash. I'll sell for less $50k less but what I buy will be $100k+ less since we would be upgrading... example only of course.

The dems are trying reverse psychology. Cox doesn't have the support to be a real contender, but Newsom is trying to get people to vote for him to take away from Allen.

Engine size isn't very important for a first bike. If you learn to ride the right way and be careful at all times you can ride anything. My next door neighbor just bought a Harley Road King as his first motorcycle. Something like 1700 cc, 900 lbs, and all of maybe 65 hp. I personally can't imagine that but he's come a long way in a couple months or so. I knew a guy who bought a Hayabusa for his first and I don't think he ever took that ugly ass thing over 100 mph.
If anything I guess I'd suggest buying a starter version of the type of bike you think you'll want to ride, e.g. cruiser, sportbike, bagger, tourer, naked, moto, dual purpose, etc. If only because you'll probably drop it a few times or pitch it off a cliff while you're learning to ride.

Charlotte has a street festival on Memorial Day weekend called Speed Street, related to whatever NASCAR crap is going on. They close the main streets downtown for food vendors. I just went by and noticed these portable bollards. Look like a good idea for preventing a big lunatic street mow-down. They look like they weigh several hundred pounds each.

Just noticed the wheels are still down on some of them, they're gonna want to fix that
