After years of monthly mortgage payments, upkeep, even a new HVAC system, I sold the house, came out ahead, and buying a new house that has more than double the square footage, and monthly payments just a couple hundred dollars more month. Plus since the house is new (should be ready in early August), it comes with a warranty (depending on what it is, 1yr, 2yr, 10yr, and a lifetime warranty on the tiles on the roof.) Entire home is even Energy Star Certified from the get go.

Right now I'm renting on a short-term 3-mo lease. Freaking $1200/mo plus I'm renting 2 storage units at $200/mo. I feel like I'm hemorrhaging money until I get the house built.

Was thinking about renting my smaller home, but talked it over with the wife, and we didn't want to deal with a rental management company fees, and didn't want to deal with chitty tenants themselves if I go it alone. Could have the rent pay for the mortgage plus a little extra on the side, but we decided we didn't want to deal with it.

The renters in the two houses he had were couples with a few kids and they practically destroyed the places. He's sold them off now and swears by duplexes.
Yeah, I think multiplexes are likely the better way to go. More so for the increased cash flow and built in protection against vacancy with multiple units. I'll probably look more towards those.

I never would have imagined how lucrative storage units can be. I know a guy here in town who built some of them a few years ago and never has any of them empty. He's currently building a set of them a year (I think 10-12 units per building) and he'll have them rented out before construction is done. I think he rents them for $50 a month, so $600/month and he probably has $30-40k invested per building.

Buy a Gen 5 G17 and get the same size grip with a longer barrel and sight radius plus greater magazine compatibility (Gen5 G17 mags don't fit the 19x lol), profit

I do. Just started that recently. Month or so ago. I still need to make more time to look around and really get my bearings and determine what steps I need to start taking.

My biggest hurdle right now is going to be capital. Buying additional properties without a significant chunk of change saved seems like a difficult thing to do.

It's definitely important, making sure you've got enough set back to cover not having a tenant for a month or two is good too. With the house I rented out, money got really tight on us and I had to accept the first renter that came along. She was fukin awful and I actually had to begin the eviction process with that one after three months.

There's a house on my street about 8 or 9 down that's for lease. The monthly payment is 58% more than my mortgage. I'm pretty sure it's even the same model as mine.

I would love to sell and buy a larger home, but I really don't want to pay the prices right now. I need the housing market to crash. I'll sell for less $50k less but what I buy will be $100k+ less since we would be upgrading... example only of course.

congrats Tuks. I've lived in the same 350-400k home since I was 2-3 years old. It's ample for me and the two younger sibs.

Market is so sh(tty here. Parents have tried to sell this place multiple times.

Engine size isn't very important for a first bike. If you learn to ride the right way and be careful at all times you can ride anything. My next door neighbor just bought a Harley Road King as his first motorcycle. Something like 1700 cc, 900 lbs, and all of maybe 65 hp. I personally can't imagine that but he's come a long way in a couple months or so. I knew a guy who bought a Hayabusa for his first and I don't think he ever took that ugly ass thing over 100 mph.

If anything I guess I'd suggest buying a starter version of the type of bike you think you'll want to ride, e.g. cruiser, sportbike, bagger, tourer, naked, moto, dual purpose, etc. If only because you'll probably drop it a few times or pitch it off a cliff while you're learning to ride.

Charlotte has a street festival on Memorial Day weekend called Speed Street, related to whatever NASCAR crap is going on. They close the main streets downtown for food vendors. I just went by and noticed these portable bollards. Look like a good idea for preventing a big lunatic street mow-down. They look like they weigh several hundred pounds each.




Just noticed the wheels are still down on some of them, they're gonna want to fix that

I'm seriously considering a kawasaki vulcan 900cc. not too small to get laughed at, not too big to be afraid of riding, but in the sweet spot. I dont want to get a beginner bike and then pitch it after a few months and get something different. atleast with the vulcan theres some semblance of scability with your riding level, so you'll learn on it and hold on to it

Bolt. The 10 would be too expensive to get to be as accurate as a bolt, probably.
