That's what I immediately thought as well, but just read on fox news that she supplied copies of notes from her therapist/counseling session from 2012 detailing it, albeit not using his name. Also apparently passed a polygraph test. Granted those aren't known for being incredibly accurate all the time, but that's more than enough ammo for dems to go completely off the rails and wouldn't surprise me if it did/does flip a couple R's too. Honestly it wouldn't surprise me at all if true or if it's a fabrication.

So I did a meat smoking experiment on Friday. I have been wanting to do a smoked prime rib but that is just an insane amount of food for two adults and a 3 year old, and it ends up being too cold to smoke one for christmas dinner when we have the family over.

So I bought a wide/thick half beef tenderloin roast and treated it like a prime rib.

kosher salt and a good rub with pappy's prime rib seasoning and let it set up for 24 hours. 3 hours in the smoker at 225 using mesquite chunks. Removed from smoker at 125 degrees and instantly seared it in a screaming hot cast iron pan for 30 seconds on each side.

Rest for 10 minutes then slice. Fresh hot horseradish and au jus with same seasining added

Mother. Of. God.

I ate myself stupid.

All the more reason to get out with the RPR and focus on precision shooting. Zero restrictions on that and I have over 60,000 acres of shooting land an hour from my house. One of my buddies also moved fairly close to the Nevada border. Gonna plan some trips up to his place for a weekend and we'll cross over where we can have no restrictions. Could be worse.

Realtor came back and wants us to up our offer since there are multiple offers on the table. They want us to offer $6k above listing and to waive the survey that would verify the property lines I guess. It’s been surveyed before but yea not sure if I should back out now or go for it.

Who would pay for this survey?

I know that around here last year and still now people were making full price offers straight out of the hole, and we know people who made full price offers and didn't get the house...but...open with $6k above? ...IDK. Are they offering or are you asking for anything else? Appliances saying (like fridge), one of those stupid home warranties (long story on that, but since seller pays...), money towards closing costs, asking for anything to be fixed or replaced etc...?

Do you have or have you seen the prior survey? Can you look up the plot using tax/county records to verify the property lines are at least real close to what you think/how they are presented?

It was sureveyed not long ago but we made an offer for $3k above listing and they still had to pay for the survey. So we’ll see. Probably won’t get it.

I want the place but not going to get in a bidding war to get it.
