Yea I don’t want to be a cheap ass and lose out over a couple k but at the same time if you have 4 people going at it where does it stop?

However, it’s in the contract that they can’t sell above the appraisal. So someone may get the house and end up paying less. That’s what happened with my current house. We offered listing price within hours of it being listed with no contingencies. The accepted but when the appraisal was done it was appraised at less then our offer. We only had to pay the appraisal price.

But I’m dreaming about stacking dirt up for my shooting range backstop and it’ll suck if I don’t get it.

Welp nvm. They accepted! So they probably had some BS lowball offers, if any.

But still contingent on us selling our house so I’ll be busy this week organizing. Gotta get some pros out here to do a deep clean. Luckily we are pretty minimalist so not a ton of crap to put away for listing photos.

Ordered a case of 147gr Fed AE 9mm from TSUSA on Thurs, shipped Friday, arrived Saturday. Looked at it Sunday, and it's 124gr. Wrote them Sunday, no response at all today. Probably calling them tomorrow.

My range idea is building a dirt wall about 20-25’ wide and 7-8’ high. Then have sides come off it at 90 degrees that are 10-12’ long or more I dunno. I want to use railroad ties stacked 2-3’ high just to keep the dirt pile neat. Behind the dirt pile would be 5 acres of woods that are out my property. I’ll probably need a chit ton of truckloads of dirt for that.

Inspired from Honest Outlaws home range but I want to make it bigger overall for extra safety.

Make the pond bigger or deeper. Ponds are definitely the cheapest ways to get a ton of dirt. You don’t realize how much dirt/mud it takes to build up even a mediocre shooting berm until you have to start paying for it by the truckload. And it doesn’t go that far.
Then you can stock the pond with fish (if it isn’t already). Win win.

If you have so much land that you need a tractor, I wouldn't buy a mower unless you're only going to keep a certain part as a "yard"

and before you do that, I'd buy a size bigger tractor than you think you need and buy a decent finishing mower PTO for it and see if that will suit your needs

would also recommend a 4 wheel drive tractor if you have any boggy/low/muddy areas - pulling out a stuck tractor can be a pain

Current owner has a Kubota L tractor and a zero turn. The property is broken up where about 3-5 acres is the yard. Then there’s 5 acres of woods. And then 10 acres in the back that’s a field that they hay.

I was thinking a Kubota B series or Deere 2 series with a mid mount mower 60” or more and a loader for moving dirt and mulch and whatnot.

For the work you are talking about doing, an L series would be better suited. Mowing with a tractor sucks ass, especially if there are trees or other obstacles. It will take you a lot longer to mow with a tractor compared to a zero turn.
