Fortunately(?) most miscers are way too broke for anything except a meth shack in the Midwest or maybe some reits. I know a guy who bought 40 houses during the last recession and they all tripled in value. He already sold half of them.

Strong crystal ball you have bud.

Look at the facts as we know them now:

Wage growth is starting to creep, inflation could pick back up, fed raising rates could put downward pressure on the equities markets. RE is always going to be seen as a nice hedge against inflation, especially if you start getting outflows from equities into RE as a wealth shelter. Look what happened after the .com bubble burst...money left the equities markets and went to RE which was a huge tailwind that created the housing bubble from early 2000's to 2006 or 2007 when it started to finally cool and then eventually pop. We haven't seen any big outflows from equities or unusual inflows into RE so the idea that RE broadly is in a bubble is extremely premature.

I'm know a lot of miscres here are late 20s early 30s and I'm guessing have some good cash saved up in order to buy a house/condo instead of renting. What should we all do? Buy soon or maybe late 2019?

Just make sure you have a stable job or steady income, keep on investing and of course always have cash on the side as well.

Invest in QUALITY corporations and you know they will be ok even if it's a bear market in the foreseeable future.

Profit.

If you know you are very emotional when seeing unrealized loss, do not invest right now. If you can ride the waves and have a steady income, you can still invest.

Don't chase the dragon. Look for bargains. Have an investment horizon of 2-3 years. There aren't a lot of "bargains" anymore. It's not when you buy, it's what price you buy which stock.

Unless your strategy is to buy index funds for retirement, you can't time it. Too hard. Keep putting some money into it 3 or 4 times a year whether it goes up or down. You'll be adding on the way up and adding when it goes down. Max out your IRA Roth. You could buy foreign indexes for hedge too.

Index fund strategy is good for someone who doesn't really have the time to research a lot of individual securities. The only problem with the index fund strategy is if you think the country where the index is listed is going to implode before you retire.

Bought into the NYC real estate market this year, still heavily invested into the markets as well and have a good amount of cash on hand. I just don't see the upside to waiting for a RE correction, no one can really know when it may happen and if someone claims to know they're a fuking retard.

its a helluva lot better ROI than renting. renting is pissing away money never to be seen again. Owning a house gives you the POTENTIAL to make money in the long run with the only "pissed away money" being property taxes which you hope is offset by the inflation of the value of the house.

-Stock market goes up and down. Buy when its down, buy when its up. NEVER stop buying. Ignore market conditions.

Wealthy people? They're usually invested in RE, businesses of their own, silent partners, and of course in equities, bonds, ect... There's too many tax advantages of RE to be ignored for someone who truly has a lot of capital.
