It just goes to show how bad the pay is for a lot of jobs. People are so used to minimum wage that anything they see above 15 an hour is considered really good.

Yeah, with a family you either need to be top 85th percentile in income or dual income, but as a single person $40k is pretty good. Not ballin, but good.

It also makes a huge difference working for a large company when it comes to health benefits. I pay like $325/month for myself and my kids with zero deductible, 90% co-insurance, and low co-pay. I basically make almost 3x as much now than when I did in 2006(when my first son was born) and my medical expenses have gone down.

What is crazier is that 1 bedroom and 2 bedroom apartments cost about the same. From a quick look renting a house around Fort Worth is at least $1600 a month now.

Meh, Its all on the location...I can rent a 1 bed in Austin for just under 1k. Obviously they are older apts but still look pretty good and in fairly decent areas.

You're right. Nobody pays me $600 a week for a 3 bedroom house. But I get 3 guys that are co-workers that share the house, and they each pay me $200 a week. Everyone I rent to already has a house, but it's 5-12 hours away. The alternative to renting from me is to live out of a motel, or buy a camper and tow it wherever the job is. Sometimes I have to cash their paychecks in order to get my rent. $1500/week take home is on the low end. Anything above $2500/week take home is good.

$10k is what I paid for the house. I have to pay property taxes on what they are appraised at, which is around $40k. Bank foreclosures became real common in this town when Amazon.com shut down and moved their distribution center from here.

Do you know of any other market where the purchase price of a house can be recouped in 6 months of gross rent, or in 12 months of net income generated solely by that house? The rent and the income continues after the house pays for itself. Renting out my houses is my job.

I just got my first Job out of college in technical sales theyre paying me 40k but with an 8% bonus (2x a year) on anything i sell after quota

It sucks because i cant guarantee ill hit a high enough bonus but they provide me a car and pay for all my gas/maintenance/insurance. Also free health insurance is decent. My only fear is living in chicago and having loans slap me in the dink here in a couple months

Not buying that. Just looked at Denver, since it's only one state over from me. Average houses sell for $250k. Average rent in Denver is $1600/month. It would take 12 years to get your money back. I'm getting $2500/month on a house that all in costs me about $12k to buy, fix and furnish.

If you make $2400 per month you can pay $600 for housing max. If rent where you live is higher then that you either need to move to BFE and commute or get room mates. Avoid debt at all costs. Minimize monthly payments on items (Cable, internet, etc.). Live under a strict budget. Buy groceries/house hold items that are on sale and utilize sale papers and coupons, Etc.



40K per year is enough to support a husband, wife along with 2 or 3 kids in the majority of America. 40K per year is not enough to YOLO it up without a written budget and frugal living habits.

People like you don't understand the huge OPPORTUNITY costs of paying that extra couple of hundred $ per month to be able to say "I have my own apartment" rather than "I'm renting a room so I can save up for a down payment on a house".

There is no sugar coating it, 40 years of globalism / free trade / and economic policy DESIGNED to screw America's middle class in favor of manufacturing goods for slave wages in China has hollowed out the middle class, of course. Lucky we have President Trump who is finally the only person in the political class of America that is standing up FOR AMERICA, and not selling out to globalism, hopefully most of you here understand the economics of this, and why you feel like life is so much more of a struggle now - remember that the next time your friends start talking about democrats, open borders, or socialism.

So being aware of the conditions, which are harder than the boomers faced, instead of whining about it, is the first step. Then you take action, you HAVE TO reduce the luxuries that generations of the past got to enjoy. You don't automatically get a middle class job by having a high school education and walking into a random business and giving the manager a good firm handshake anymore. This means renting a ROOM to save money, this will also reduce utilities, this will reduce cable/internet, it will reduce upkeep, no renters insurance etc.

If you ever buy a brand new car, just punch yourself in the face, I kept my last car for 20 years - I only recently leased a high end German luxury automobile because I'm doing very well financially - BUT as soon as the lease is over, I'm buying a decent used car for 8-10k cash, in hindsight I shouldn't have done the lease, not because I couldn't afford it, but because I'm ready to buy my second house as an investment property now, and now it will take me a little longer, so lesson learned (another example of opportunity cost).

Live below your means, it doesn't mean you need to live like a peasant and eat beans/rice every meal, the majority of you just need to stop "fronting" so you can keep up with the fake crap you see on social media, stop stretching yourself to get a new stupid pair of shoes, or take a vacation you can't afford, or constantly going out to "the club" and doing bottle service with your 10 friends in the hopes that some bottle rat girl will touch your tiny pee-pee....but only after you let her drink half of the $300 bottle of goose, chump.

This is the same mentality of the fat people - none of you want to be even the most slight bit uncomfortable even though you KNOW it will pay off 10x (or more) in the future.

20 grand into that house( Barring no unforeseen bs) could turn the inside modern and get some paint on the outside. I’d imagine construction is cheaper than most so maybe get that basement finished. Middle Of nowhere but definitely affordable.
