Right now, building materials are crazy fuking expensive. Like the price of timber has tripled this year. You definitely want to buy something existing if you can, but those prices are inflated as well.

Go online and look at prices and then call some home builders and ask what they can do a square foot.
My parents just build a custom house. Builders they talked to were between $115 a square foot for semi-custom. Up to about $160 a square foot for high end custom. Stuff is harder to find now and they had to make changes along the way to stuff the builder could actually get a hold of as well.
You can also buy 50 year old **** boxes here for the same prices. It's really weird.
