15 years... you pay it off faster, more of the mortgage payment is principle, less is interest

Now lets take an extreme example, one year. On a $500k property at 2.5% it would mean $12,500 of interest, $500,000 of principle. Its fair to charge someone half the FULL mortgage payment or just the interest?

5 Years? your mortgage payments are still mainly principle... $8,874 per month, only $1,041 being interest...

It should only ever be interest.

Maybe in New Zealand, in America and other places it doesn't matter which loan you get, the banks are taking a lion's share of the interest at the beginning of the loan. They've only been in the house a few years (less than 5 I think). So they're still paying more interest at the front end.

My husband and I own 5 properties as of right now.

You're over-complicating things either way. Her bf would be paying exponentially higher costs if he was renting alone.

She's only charging him $500 a month which is less than half her mortgage. He's not paying for bills and I'm not sure how else he is contributing to the household chores etc.

Point being, Opie is a schmuck for letting some dude she's not ready to commit to live for dirt cheap while he is banking all his money (dude makes 3x her salary). He's definitely financially cucking her. Lol.

If option A, I'd be tempted to not tell the other person, just roll the extra $250/mo into the payments to pay off early.
If option B, explain the situation and why it's better. Expect the extra $150, since there's a lot more to a house than the monthly mortgage.

better be real careful and check with a lawyer in your state/country because this could get you in a situation where they are claiming equity in your house and demanding some of the money back when you break up or buying back their equity.

better that you have something written out that they are paying rent. then idk what that means for taxes though, if you were actually charging them rent officially vs just calling it rent.

that is a good point, in property disputes sloots always come out on top with feminist and simp judges in the US, so she will prob be fine.

But i have read about this somewhere where the person could have claim to equity. Might not be a big deal if they split after a year but if he been paying her mortgage for 5 years he might be more likely to claim something.

Instead rent it out to your friends over the life of the 15 year mortgage - by Misc logic its fair to charge them half of the full mortgage payment... and after 15 years you have a house 100% free. Considering your deposit which could have been as low as 5%, and then the capital gain on the property.... thats a 20x minimum return.

Go one better again, and just make the mortgage 5 years. Its only fair to charge the full mortgage pro rata to whomever is living there. Magic - free house after 5 years.

I get that the general populace is financially iliterate, but I would never have thought its MOST of the misc, ie 95%

No one seems to have even the general common sense to link the value of a house to its market rent. And then crunch the numbers on if you where the landlord, how much the rent would actually cover. A lot of the time it doesn't even cover the interest on the mortgage, let alone the principle, let alone the properties expenses. Landlords LOSE money on it week to week and have to top up the mortgage with their own cash. The pay off though is the land increases in value and down the line they sell it for a huge profit, which more than covers the losses they endured to hold the property. But *whoosh* over the miscs head, not surprising most of you talk about financing your cars.

I think there are two fair ways to deal with this:
1) Person A pays for the mortgage in it's entirety, keeps 100% equity, and A&B split other living costs 50/50
2) Split mortgage payments 50/50 (or some other fraction) and do the same with both the outstanding mortgage and the fraction of the house not already paid for outright by person A
e.g, if house is worth 100k and 80k left on mortgage, then Person A owns 20+40 = 60% of house and owes half of mortgage (40k), and person B owns 40% of house and owes the other 50% of mortgage .
Other vague arrangements will leave person A open to person B claiming an unfair level of equity when they break up.

Jesus H Christ. This thread has turned into the how many days are there in a week thread. We've got accountantmaxxers, landlordchads and mathematicians bickering over the difference between the original agreement being half or $500.

Person's A and B are not married and as such this should be viewed transactionally. I'm not sure where this trend of treating every single person you date like a spouse came from but its strange to me. They should be treated with respect but no more than any of your other same sex friends. You don't just hand over equity in your house to them

The only 2 factors that should come into play at all are the original agreement which person A should do their best to honor but since circumstances surrounding loans have changed there is a very good reason to change the deal and the cost of living in the area. You think landlords base rent off of what their mortgage is?? FUK NO They base it off of what comparable properties are renting for. Anyone that says different doesn't know what they are talking about. How do you think houses that are paid off end up being comparable rent wise to properties with a mortgage??

Person A is the landlord in this instance and with no lease agreement they can change the deal whenever they see fit Darth Vader style. It's not that fukkn hard to understand lol
