sucks to be a rentcel, even outside the city here it's pretty expensive.

in the GTA area there are condos for just under 400K, but not in very good locations. I think you can snag a decent one for around 500K.

For property under 500K you can pay a 5% down payment.



Even then though the mortgage payments are pretty brutal if you are only paying 5% not to mention you need to add mortgage insurance on top of that. Probably talking paying 1600 a month versus paying 2000 a month comparing 5% to 20% if you are talking a 400K price point. If you take a dual-income that together grosses 90K and follow the rule that mortgage payments + costs of home ownership shouldn't exceed a third of your monthly income, a 400-500K home is roughly what they can afford. Seems pretty poverty lol.

Yeah the fact that incomes don't scale in those areas is the craziest part, seems like it would be insanely difficult for anyone who didn't already own property before prices started spiking

I think your dreaming about finding that first place in YEG for 550-600. Thats 750-800 all day long with that level of finish.

Could take that second place and plop it in the burbs for cheaper, paying a big premium to live in Laurier Heights

According to that website, Laurier Heights also has an average household income almost $65k higher than the neighbourhood in Surrey with the $1.37million property

Lol, Toronto is pretty much out of reach for most people. Average home is about 1 million and if you want to own a home and have a family (say 2 kids) your combined income better be 150K income minimum if you want to live comfortably with some spending money for vacations, christmas, outings, etc. You're right though income doesn't really scale all that much compared to the price you will pay.

Not only that though but even outside that general area, say Hamilton, Niagara, Barrie housing is pretty expensive there too or getting there. Time to move to Thunder Bay boyos.

most of the houses have only one or two people. elderly. that's why detached houses themselves in a very populated city are an issue. you've got so many huge houses everywhere taking so much land covering most of the city, but only 1-2 people inside. cause of the previous generation's culture of kids moving out. so what's left is just the parents. 2 people to a ****in huge house lol

probably recommend people to go move to coquitlam now before it's too late if they want to live affordable and comfortable

average doesnt really mean **** when all the shoreline apartments jack up the average big time. im sure you can still find decent apartments with dishwasher and AC for 800-1k a month further inland.

^^^^hes right, I didnt look at Neighborhoods, there is a premium in Laurier heights. That one in Leduc is a fair bit bigger sq ft too.

All in all where I am at prices have been dead flat for 12 years.

I bought a house in 2007, sold in 2013 for the same price. Same house sold again in 2020 for the same price (both times within 1-2%)

My current place I could sell today for what I paid as well 7 years later, maybe a little uptick but no real return against inflation.
