How difficult would it be buying a house in Detroit and making it livable?

Houses sell for $1k and less. 9.9/10 times they need a full blown rehab, state gives you 6 months. Maybe you could spend a bit more, say $30k that's not as janky. How much would you need for a dream home and could you just get a loan from a bank?

The problem isnt making it livable. It’s keeping it livable.

Make the house nice and ghetto people will burglarize and/or vandalize it quickly. So maybe add some land mines into the budget but be prepared to spend the rest of your life behind bars

I was thinking AR15/12 Gauge, 2 dogs, and good security system all around. Not all the neighborhoods are bad persay. Don't think I'd buy in an empty neighborhood.
