It's kind of a pain in the ass but worth it to me. I use a property manager now so I don't really deal with much of anything

ppl wont take care of your ****, ppl wont pay, ppl might vandalize if evicted. its really hard to find good profitable long term tenants.
pretty sure the same dude bricked my front window 3 ****ing times. then it jacks up my insurance costs as well.

I only rent out redeveloped new builds for a year or so until I can sell them.
Done with buying and holding long-term, more hassle than it’s worth.

There is always good deals out there for those who are willing to work.
I bought my first house for $21,000. It was owner financed at 10%. I paid it off in 3 months. I put another $8,000 into it. I rent it out for $650 a month.
Bought another house for $110,000. Did some work on it and sold it and broke even because it had a bad basement.
If you can buy cheap enough and clean them up and remodel them to cash flow its a good idea, however I'm thinking of selling the one house I own and then build a new house with the $$

I use a property manager for my rentals. They cover everything from advertising the rentals, vetting the potential tenants, rent collection, maintenance, corresponding with the tenants etc..
I just pocket the rent money. Pay off mortgage, 85$ to the property manager, insurance and I pocket roughly around $600 after expenses.
