Scenario 1: $3M house in the mountains with a secondary $750K condo in a major downtown.

I would never buy one expensive house in one area

instead I would have 1 million here
and another 1 million place

and become a snow bird so I would always be in summer

Option 1. Mountain mansion on lots of land. A more moderate/low key condo in a city for when you feel like enjoying night life/restaurants.

Both seem excessive.

750k mountain house is not as big as you think. more a minimum for fully stretching out.

I would rather go out in the city instead of stay in, so a condo seems fine. No need for something massive.

Rock climbing, mountain biking, hiking, hunting, snowskiiing, white water rafting/kayaking, fishing, prospecting, photography, horseback riding, archery, shoot guns, caving, camping, parasailing, dirt bikes/atvs, snowmobiling, etc.


What are you going to do in a city that can compare?

Depends on overall employment and living situation.
I would probably choose a nice house in a medium to small town and a cheap simple house at a lake or beach over the OP, if I could to choose freely. You'd still have most convenieces of the above, but you will not suffer the inconveniecies they bring.

Mountain home sounds cool, but if you have a stressful job, it's going to add a lot of extra work to go there and maintain. On the other hand, if you are old and retired, you would want to stay relatively close to health services in case of emergencies.
Unless really want the specific culture or nightlife that city offers, a smaller town has many of the things you can do there as well, but you do not have to deal with as much crime, dirt, traffic and similar hassle as much.

And I would 100% go with option 1. I want to move away to the mountains/uber rural for good, so investing heavily there would make the most sense, and then have a crash pad in the city for business/events/whatever.

picking scenario 2 even tho I prefer outside city life - $750k will get u more bang for buck in mountains bc its typically cheaper there, good luck getting any good condo/location in the city for $750k

That is why I chose $750K as the floor. You can get a decent place for that price, but nothing phenomenal.
