i will be providing my own labor (me), aside from drywall mudding and sanding (fuk that) so material is the only real cost...

hence I am watching very carefully.

You are lucky that price is being honored.

As a contractor, materials go up, so does my final bid, so it washes itself out.

I noticed this recently honestly think it's that there INFLATIONREAPER coming for dat booty INB4 materials cost more so less people can afford to build but housing prices keep going up as a result and the poor pathetic cuck waiting to buy when the bubble breaks puts on a straight jacket and gets sent to suicide watch.

There will be no revolution. Before the French Revolution there may had been dozens of peasant rebellions but we're talking about fewer than 20 over 900 years.

Look at 3rd world countries. I've lived in plenty. Houses somehow still sell for $100K, a decent sit down restaurant is still $15 per head, but most locals barely survive due to making under $300 a month. If they don't revolt over that. What chance do we got?

Idk about other materials, but lumber is the way it is right now because the supply and demand ratio is completely out of whack.

You do realize there's alternative building materials? If lumber becomes scarce then they would switch over to mason like most of Europe. Granted you still need to shape mason and cement but yeah..

What would you say causes demand ratio to be out of whack perhaps low interest rates causing jumbo loans for over building and over utilization of available materials causing a shortage and remaining available material sky high or....?! Potential future contractor / builder / developer / tradie whip cracker and makes me nervous about wanting to go into the industry SRS.

It’s no joke

PVC prices have doubled, and there’s a serious shortage with the Texas freeze.

Same thing with airline ticket prices and charging for every last add on when fuel prices went up. Fuel prices go up, one day later "Ohhhh it hits us immediately. Unfortunately we need to share the pain and pass some of it on to the customer in order to stay in business". Fuel prices plummet back to earth, years later "Yeaaa well it takes time to trickle down to the end user..."

I'm banking on that with concrete being locally made and sourced.

Even though it's probably not code and only happens once every 20 years I was surprised at how poverty winterized texas houses and structures were BRB no outdoor water shut off so instant busted pipes no insulation BRB exterior heat pumps freezing...etc Absolutely pissening.

They do not have outside water shutoffs? I mean I get it should almost never freeze but water should always have a turn off point besides the main water line which I am sure 95% of people cannot turn off or even know where it is.

Maybe, not every single house or building but I was watching some contractors / builders / tradie whip crackers from texas talk about some of their failure points in their home building and I kid you not that was one of the reasons so much damage happened SRS one of the gentleman even brough a plumbing spout the kind with the bubble on top that doesn't have a shutoff valve but it has some regulator that stops the water 3 inches before it meets the exterior wall so it can have water in the pipe and no shut off valve and generally not bust and guy was like I bet you northern builders know what this is but most people down here have never seen one of these SRS and I was beyond shocked.

For most temporary temperature drops, leaving a good drip on prevents frozen pipes.

But if the water pressure fails because of bigger grid issues, then you are chit out of luck and you should drain the system or blow it out with air, neither of which the average person is prepared to do, least of all Texans.

Called a freeze less wall hydrant. The control on the outside of the house actually shuts water off further back in the wall to keep water away from the exterior.
