Finished Skip the Flip by Hayden Crabtree. Skip the flip starts out similar to How to invest in real Estate by Brandon Turner, where it talks about mindset, along with a lot of real estate people's views on the stock market it seems on how there's minuses in investing in it. From what i've read i'm going on the assumption that it's a regular person with so-so knowledge about the stock market. Where the book starts to get good is where Crabtree starts talking about the technical chit like tax breaks such as the 1031 Exchange, Depreciation of properties, Cash out Re-Finance where you add equity into the building, then you can take out to 80% of the new worth of the building, as well as Commercial Real Estate which was new chit to me. He breaks it down to where it's possible for an average person if they have the knowledge to own commercial real estate(like a denny's, or a church for example) and kinda stays on that flow for the rest of the book.

Worth the read to say the least and for miscers to learn about real estate if they wish.

The Girl With Seven Names - Hyeonseo Lee – 9.5/10

Finally read something other than fiction this year. I think this would fall under biography or memoir.. Anyways, this is a story about the author's escape from North Korea to a better life for her and her family. I really like this story because it gives you a close inside look to what life is like inside North Korea and what people there are forced to believe and what it takes to survive. Getting out is not easy and the world is pretty corrupt. Really interesting stuff.

These were my first time reading Tom Clancy. A good pairing - Red Storm Rising is a globe spanning war novel, and Without Remorse is a much "smaller" story. Without Remorse is also being adapted to a movie by Amazon at the end of April with a screenplay by the guy who wrote some of my favorite movies, so I wanted to check out the book. I will read the Jack Ryan novels at some point......

The Great Alone – Kristin Hannah – 9/10

Survival is an interesting theme and in the Alaskan wilderness survival is a necessity. Leni (Lenora) has to grow up quick, not only from this inhospitable environment, but also by overcoming her PTSD Vietnam vet father abuse as well. When winter comes it's going to be long dark cold days and that's when the loneliness sets in that separates the survivors from the rest. I thought this was a fantastic story that only dragged a little is a few places but it's an overall fun read.

Still on the Real Estate train. Foreclosed Homes from what i've looked up and seen on youtube is the strategy for getting a home, regardles if it's a single or multifamily unit, possibly commercial unit(I'd have to read more on commercial units in general) versus getting a house at retail value. Same feeling as when I tried to re-read the Mitch Rapp series. On book 6 or 7 it got so tiresome reading about the next terror cell that was gonna wipe out the US unless our brave secret agent kills 30 mujahidins... Although one could make the point that almost all action <movie/book/series> have some plot of <terrorists> wipe out <country>. E.g. James Bond.

I guess I might be biased since I've read almost all the popular book series containing <agents> of some sort.

Agreed that the John Clark & Rainbow Six series is very good.
Not necessarily better than Jason Bourne, they are both in the top tier of books in this genre

Anyway, "Debt of Honor" (1994) is one of my favorite Jack Ryan stories. While Clancy's description about Japanese culture wasn't always accurate (especially language and people's names), the fact one of the main locations of the story is my own country is very flattering.

The main difference between John Clark (Rainbow Six) and Jason Bourne is, the former is about a team and the latter is not. I always prefer stories about a team to an individual.

I am more a "League of Justice" kind of guy than a "Superman" kind of guy.
