Seems likely. Little nothing special town roughly an hour from the 35 cluster of Georgetown/Round Rock/Pfluggerville- cheapest thing listed for sale is bare dirt for over $50K. Almost an hour the other way to Bryan-College Station. There is a 100+ year old 1 bathroom gut job for $125K that is even farther out.

The property tax is a killer where I am now. I could do a small cash out re-fi and make some repairs and such:



That would be if the property tax rate and valuation of the property remained flat over 30 years. Unless we really do have a massive economic collapse both are more likely to increase as everyone and their brother, cousin, and ex-wife seems to be moving in to the large TX cities.

Yup, renting at $1700/ea for the 8 big units, and $1550/each for the 4 smaller units.

Profiting about 1.1M off this in a year and 3 months build/sale time. About $500k of that is simply because building/material cost has gone up so much in the last year and a half.

It is. WSJ made a video about the timber and lumber markets on Friday. Timber (raw pine wood) is so over saturated it’s not even funny - there just aren’t enough sawmills to process it into lumber - this is the supply side constraint causing lumber prices to be so high

Also just ****ing lol if your reason for not buying a house in 2021 is because you think you’ll save money buying one in 2022. Unless you’re a retard who is buying in cash, the financing costs from a higher interest rate will offset any price decrease from a housing crash (that will occur in tandem with interest rate increases - these things will not happen separately, you can’t enjoy low housing prices and low interest rates at the same time)

Btw rentcels, my mortgage stays flat while your rents will ago up significantly over the next few years thanks to inflation of peace. Check out the currency exchange charts to see how the value of our dollar is plummeting. This only needs to keep up for another year or so before your rent prices go up 10-20% for your next renewal.

Correction in valuation perhaps..10-20% …..crash free for all like everyone expects not gonna happen.

If a correction happens it will be from the very top of the price, leaving property still highly increased after a theoretical 10-20% drop.

Just raised rents on 3 rentcels in the past 2 months by $500 total. Mortgages stay the same. It's so nice of them to pay my PITI for me!
