Got even with a tenant who was avoiding me

Cliffs:

Tenant didn’t pay his utilities for over a year without me knowing

When he moved out I was getting outstanding bills from the service providers saying I owed $700 in unpaid water bills and $500 in unpaid electricity

OP tries to contact ex tenant but ex tenant has ghosted OP

Ex tenant had recently sold his brand new couches upon moving out to a coworker for $2000 dollars but more of an IOU basis, where coworker only put in a $200 deposit for them and pay the rest later.

I contacted coworker who now owns the couches and explained the situation

Instead of paying my ex tenant for the couches, our mutual colleague gave me the money for the couch she bought off him and called it even.

So now my tenant is trying to call me but I’ve gone ahead and blocked his number.

Feels good boyos.

Das it mane. Landlord crew. Ask them for monthly statements, prefer tenants to be old crew.

I never got any notice cause my tenant was registered for the utilities, once he moved out the outstanding utilities fell upon the title owner (OP)

Typically in Canada they don't turn off utilities in winter for non payment; however in the meantime they would have tried contacting him to create a payment schedule and agree on a payment plan. When spring rolls around and he hasn't made a payment they would probably cut it immediately. The utilities also go under the tenant name...not the landlord.
