Texas Real Estate- Permanent Higher Prices

Of course who knows what the future holds, but I know there are quite a few DFW miscers and miscers in TX or interested in moving to TX:

DALLAS - With demand up and supply down, home prices across North Texas are continuing to climb.

Home prices are up some 26% compared to last year, according to the Dallas Morning News.

But if you're waiting for the bubble to burst and prices to drop, it might not happen.


It is a great time to be a seller with prospective buyers offering all sorts of incentives to put themselves over the top.

Realtor Nikki Barringer with Dave Perry-Miller said there are plenty of factors that have created this market but much of it is simple supply and demand.

"We have definitely a home shortage. We’ve got 370,000 people who moved here last year," she said. "In what world does Dallas become less attractive? You know, we’re affordable. We’ve got a great economy. So nobody thinks it’s gonna slow down, unfortunately."

Barringer said many buyers are entering all-out bidding wars for the homes that are up for sale. And in some cases, agents will give realtors an amount to beat, which she said was not typically part of the process.

Dallas real estate expert Rogers Healy says to forget your fantasy that the real estate bubble will burst and bargains will be bountiful. He says what we're seeing is a permanent price adjustment for North Texas, just like other high-priced cities have seen before.

"World War II ends. Everybody moves to LA. And people kept waiting to get a good deal and the prices kept elevating. All of a sudden, this was the new best price," he explained. "So whether you’re local or an import, you got to kind of get in when you can."

And getting in or out of a property looks different these days.

"I would come in expecting that you’re not going to get a good deal on paper," Healy said. "But in 45 days, you’re going to be living in a new home."

Instead, what you should get as prices continue to climb Is a payoff that comes quicker

"Overpaying now might be a steal 6 to 12 months from now," Healy said.

The difficulty is getting in the game that's gone pro, perhaps, permanently.

"People that are realistic right now are winning. People who are emotional are losing," Healy said. "Buyers have to come ready and willing to make it happen."

What part? Pretty sure that would get you inside the loop in north Dallas. Not cheap, but very central. Unless you are in the Park cities I would expect to be using a private school. Old neighborhoods and houses, so no HOA.

Would also get you in to the nice area near TCU in Fort Worth. Same story, no HOA and may want to use private schools.

This what every real estate article says....except the ones not written by people with something to gain. When people who moved from Cali figure out they're not getting paid Cali wages then they'll stop paying Cali prices.

Further more the rush of people moving was highly dependent on covid policies. Claiming that's a permanent force is rediculous and myopic.

Hmm, a real estate expert tells everyone that the speculative bubble is not actually a bubble? Color me surprised.

The "game" or industry of real estate has been around for centuries. Of course they want people to buy and "get into the game".

The irony here is that these are "people who are emotional" and those who understand business cycles are "people that are realistic".

These guys are probably making good profit on overvalued properties, of course they don't want the party to end.

Would take all of this with a bucket of salt.

You own a product. A lot of people want that product. Why would you sell it for less then people are willing to pay? The only people that are losing their schit over this are the ones that don't own real estate, want to, but can't afford to.

Nobody is getting 'screwed over' in some kind of real estate scam. The price of real estate in desirable areas goes up. If you want cheap land go buy in a small one horse town in Kansas or Oklahoma. You can get your 3 bed 2 bath with a picket fence for less then 100K.

I have no business in real estate, do you really think the people heavily invested won't have bias? If you were making crazy money on inflated prices, would you want people to stop buying out of fear?

Every business goes through cycles, even the entire national economy moves according to business cycles. By the time the public is informed on the overvaluation, you're already in the mania phase of the cycle.

That's truly being realistic, because the people profiting from the bubble itself are those who are seeking to assuage fears. Of course prices will always increase along with inflation, but to think cycles suddenly stopped existing is either delusion or a vested interest in persuasion. Sometimes the two are the same.

More proof that liberals hurt the poor and help the rich and create great disparity between the groups. What will this do to blacks? With the increase in inflation of scarce resources that have have alternative uses, home repairs will become very tough to afford for blacks and other groups. Their houses will start falling apart

Lol you dumbsh*t. I've seen many boom busts. I also work in Investment Banking, We are currently in sub-prime lending conditions. If you think a house in Dallas is worth 500k you are an idiot. These houses are being sold on no deposit, it's a bubble, even Australia and Canada are trying to slow the bubble down. It's always the same with any democratic admin, new president comes in and house prices enter a bubble.

American housing also never goes up against its UK, Canada, Australian counterparts because of the property tax structure, that's why it's always cheap compared to the rest of the world. I don't have to worry as I would never buy a home in the US, it's a terrible investment, each to their onw.

Some of y’all are forgetting all of the stimulus money that probably got dumped in to housing. That causes inflation, not a bubble. Those who blew their stimulus money on garbage will sorely regret it

Wtf it's not a speculative bubble. There's a massive lack of inventory going on throughout the country. There's tons of articles from economists saying if 1 million homes popped up on the msket tomorrow it wouldn't cause a correction because the demand is so high.

It’s a free market. People can buy and sell for whatever they want.

If you buy during a price run up and it bursts that’s your fault. It’s not much different than buying a stock that’s at its peak and watching it drop on you afterward.

I don’t know why everyone ITT is crying so hard. If it’s because you can’t afford to buy one because of the run up then just don’t buy one and wait for the drop off.

If the drop off doesn’t happen… then it turns out you just couldn’t afford a house and that’s also your problem for not being able to meet the demand for something you want to purchase

Yes, the price increases are through the entire country and big investors are part of that.

And we are also short on inventory generally, but severely short in these hot TX markets.

Let's not forget the only reason prices are going up is because governments have been printing money out of thin air for the past year and people want to lock in their wealth before it gets devalued any further
