Boyos, talk me out of buying another trailer house
Brb $12k for the building, and 5 year old appliances (oven dishwasher fridge)
Brb ~1000 sqft
Brb Manufactured in 1976
Brb 4 year old vinyl plank floors
Brb rent it out for $900 a month
Brb about $10k to move and connect to utilities with proper permits
Brb roof will need to be replaced in a few years
Brb Lol @ current real estate market when you can slum it up with trailers
Brb globalists hate him

Interdasting. Any tips for being a slumlord? What if you don't own the land the trailer you are renting is on? How much can you get away w/ charging vs how much are mortgage payments? How often do tenants default and you have to fight them?

The biggest mistake I made was not adding utilities as an all in one package. What happened was my tenant didn’t pay his utilities for months, and when he left the outstanding debt transferred to my name cause I am the property owner and that’s how it works in Alberta.

I never understand the people who'd rather live in a trailer park rather than an apartment. the only exception is if you own alot of land and you live in a trailer with no one around you. I could never live in a trailer park

Renting out a $12k trailer built in 1976 for $900 /mo? What kind of dumbassses would pay $900 /mo rent for a place they could flat out own within a year or two of loan payments.
Then again, there is one house used as a rental in my neighborhood. I actually know the renter... the place is almost certainly one giant ash tray, srs. Dude has been renting the entire place out (it's a small house) for 15+ years now. He has no plans of ever moving out. Dude literally could have outright owned a similar place (or maybe even that specific place by offering to buy out his landlord all those moons ago) in that amount of time. Yet here he is, likely having paid *minimum* of 125k (probs more like 155k+) in rent to his landlord in that time. Yet he has not one damn thing to show for it despite living in the same rental house the entire time. Makes zero sense to me.
If you can find big enough suckers to pay you just south of $1k in monthly rent on a trailer shack (that's what any trailer home ends up turning into, more or less, within 20 years of being built) you only have to pay $12k for, then go for it. Also, provided that you're willing to deal with the types of dumbasss tenants you'd likely attract with a place/deal like that. Still not sure how you'd pull it off, though. In my are, $900 /mo rent can get you a somewhat decent condo/townhome type joint.

Demand far out weighs supplies so vacancy of any kind whether a town house or trailer house it’s sought after cause it better than being homeless or having a bunch of roommates
My last tenant actually did some minor renovations and touch ups to make the place look better when he left.
Now that I think of it he replaced a broken window that was there before him free of charge lol
