The housing market discussion is almost as polarized as the crypto discussions.

* Guys who bought a house in recent years don't want to think that they bought at inflated prices and will irrationally argue that housing prices will go up and up FOREVER....."cause we're not making anymore land".... yeah we've never heard that argument before, right?

* Guys who are looking to buy are arguing that it's eventually going to do down, they won't entertain the idea that it could possibly stay flat at current prices (not go up, but won't go down either)....


* And then there's the argument of institutional investors and foreign investors. Yes, it's true that they're buying up, but they're buying with leverage. If people don't rent, or if eviction moratoriums continually get extended indefinitely at the state level, then these buy institutions are going to see a loss. Will the gov bail them out? Maybe the domestic institutions, but not the foreign ones.


Myself personally, I'm seeing signs of the market cooling down. I have my own common sense reasons. The first is that there is no way the average American family can afford a $700K home with a down payment of 5%. And no, most Americans DON'T have enough for a 25% downpayment on $700K, most Americans can't even pay off their credit cards, there's no way they have $175K for a downpayment.

A correction is incoming regardless of personal bias.

Indeed, in my personal life, I hear stories of people taking out equity to remodel their kitchens/bathrooms/patios etc or they're investing in a 2nd property.... cause "the market will go up and up FOREVER....".... people were doing the same thing in 2008 as well.

The natural evolution of a virus is that it grows weaker over time, because the most deadly strains kills its host quickly and thus limits its opportunity to spread.... the weaker strains have more opportunity to spread, and so over time the strains all become progressively weaker.

This whole narrative that the delta is deadlier is ridiculous.

If UI and stimmy continue with another lockdown, inflation just burns even hotter and the eventual correction will be even more severe.

But honestly, QE looks exhausted. We're in a liquidity trap now, where injecting more money doesn't really create any economic changes because there's already so much money in the system. No doubt another round of lockdown spending would keep asset prices pumped, but there's just not much room for them to run further. We've hit the limit where more stimmy =/= more pump.
