Not as an investment no. Get a micro loft on the west coast. Small on the 1st floor is the cheapest rent for more then mortgage or the same price.

Looks like a residential development for single family homes

I’d imagine a multihome wouldn’t even be able to be built there due to zoning regulations

Doesn't have to be a rich yuppie family could always be a developer looking to build a single family like you said that is most likely what it is zoned for most houses around me SIMILAR area are around .25 maybe even less sometimes plus a lot of zoning like you mentioned with were certain things can and can't be built.

My guess is at one point somebody owned more then .25 acres and sold it off to a gentleman who installed utilities and that person has been slowly selling it off to builders or families that want a custom house and that is probably his last parcel

I would have to guess he made a fortune doing so that is typically how it goes I got some land around here I could do that with and could easily double or probably triple my money but it's not ideal.

Possibly, It seems like with land it usually changes hands about 3-4 times typically in my experience you have the original land owner
( investor ) who sells to the gentleman who puts in sewage and electrical...etc and then that gentleman usually sells to the developer who actually comes in and builds a property and then finally sold to the end consoomer. In my experience ONLY really well FUNDED developers buy land install utilities and build a property just ends up being a lot of money and a lot of permits hence the chain of command I described above is more common IN my opinion.

That does happen, Quite often actually. PRIMARILY ideal to be either original land owner ( investor ) or developer I feel like installing utilities is a lot of work and not much money so owning the land to begin with or coming in as a developer is probably best.

I really believe I will end up with a trades based businesses in a few years it's hard to go wrong in construction.

I just sold my inner Edmonton property. Held it for 7years, barely broke even after realtor fees. That’s like 2% over 7 years. I could have doubled my money if I bought at the same time on the coast. Alberta is not an investment right now when the future is so up in the air. Wages are stagnant as they way overpaid for everyone ten years ago. Once the money isn’t worth it why would you want to live anywhere near there?

I’m in the middle of developing some land

And so far my general contractor is organizing the trades and coordinating the jobs of what needs to be done based off the development permit which we work on together.

The flip side of owning the land and developing it and constructing a building is securing financing is much easier if you own the land out right.


Brb installation for a 3000gallon water/septic system is $26k

Brb need to install another power line ~20k

Brb peppering thy angus incase I can’t get a loan for that.

For a single property utility installation is cheap I much more so meant installing utilities on 10 acres or say 50 acres not .25 LOL. SRS

If you can't get a loan for 50k I would just ROPE srs. Yeah, it does help to own the land if you plan on developing it that is like financing the finance like at a certain point you're just overextending yourself and the BANK doesn't wanna take a risk on you BEING so retarded.

You understand that if they give you a quote to make a profit that limits the profit you can make because you're paying a premium since you're just a customercuck and not a REAL constructionMOGGGER. I would rather own the company again and probably will in a few years but I don't like repeating myself.

I dunno, I think I would really enjoy it LITERALLY one of the easiest businesses to manager and lowest overhead and largest potential for growth. Better then a lot of stuff I see in my initial price range obviously over time WAY more things open up but I gotta start somewhere.
