Calling out real estate experts
Was looking to buy a house cash and it's hard to get an agent because they're so busy
I finally found one that was willing to act fast on getting an offer in, had good reviews and such. I only needed them to draft up offers with contingencies.
They sent one of those PDF contracts for me to review but it's asking to agree to something before and sign before, user consent before I open it, is that standard? I remember doing contracts online for my last property but this time I want a lawyer to review the offer terms since I'm not as fully familiar with the laws in this state

There is an inspection period in a standard contract, even with cash. You can obviously choose to waive that, but that's dumb.

Otherwise, sure, buy a home from a "for sale by owner" and just work with some lawyers, do some legwork. Not a big deal. Unfortunately, people don't remain very level headed during inspection periods and negotiation.

that protects the agent so he doesnt show you 50 homes and then when it comes time to offer, you pick someone else. also allows him to recoup commissions if he showed you the home that you later close on with someone else within a certain period. they call that procuring cause. some agents will send that first right off the bat but other will just have you sing it at the closing table. some buyers get weirded out by having to sign something soon as they meet.

As others mentioned, they want to make sure they get a piece if you buy it. The owner may have more than one agent working for them.

homeowners and financing are common contingencies but i thought you meant contingent as in, needing to put yours on the market or close on it still. also throw in inspection, permit and appraisal contingencies (IE, you get to back out and get your EM back if you find their chit wasnt permitted, find too many maintenance issues or if your appraisal comes in low)

anyways the house is a mobile home on a lake lot with canal access and in a X Flood zone meaning it's not at any flooding risk. The ho looks to me is in fair shape for that type and I've personally torn them down off other properties I own but I want to replace it in the future and use it as a vacation spot now. At 1/3 an acre where it now requires 5 acres for new construction according to polk county, the county couldn't tell me if those plans are possible with the lot size so I will ask an attorney and have him check out the contract. Basically the sale is for the new septic / land as the mobile home has very little value regardless of age.. when consideration a price I do not take mobile home in to account but those damn things to sell quick if they're on a good lot from what I'm seeing. It is the only MH in that neighborhood. Probably could add new laminate floor / updated appliances and flip it for a quick buck if I really wanted to. The first I was looking at was listed sold at 36k a year ago, updated the dock and put in flooring and is now pending at 93k
I'm watching closely to see if it closes and what price they end up getting. I was about to put in an offer for 53k. This one i'm looking at now is on a prettier lake/neighborhood/location so 60k. needs cosmetics and appliances and a good inspection on the tie downs/pier foundation/electric/roof
