I bought a house a few months ago, and it was the right choice IMO. I went from living in a congested suburb, to living on three acres where the closest house to mine is almost 500ft away, and at night you can see the starts if you look at the sky. It's super peaceful, though it is kinda creepy how dark it gets, as there are no street lights.

Here there are tons of houses for sale, and the market is very aggressive.
When it comes your time to die, be not like those whose hearts are filled with the fear of death, so that when their time comes they weep and pray for a little more time to live their lives over again in a different way. Sing your death song and die like a hero going home.

Lending standards are fooking stupid right now unless you're getting an FHA loan.

If you are getting an FHA loan, you're likely putting 3.5-5% down. RIP underwater homeowners if/when JPow is finally forced to raise interest rates.

For the conventional buyers, do that many people really have $100k+ cash lying around to put down on a 4 bedroom house? Doesn't make any sense.

I have a very strong feeling that buyers right now might be well qualified, but like your angoos under proudmanlet's peen, they are are also well stretched.

That sad thing is, people holding cash right now will likely be paying for these idiots' homes. We're living in a powder keg of too much debt that will eventually implode and JPow will gladly come to the rescue by printing us into hyperinflation.

TLDR People are likely overextending themselves and even a rise of 0.25% interest will cause the whole thing to blow. JFL@"this time is different. JFL@"well qualified" buyers. "Well qualified" today, but how long can they stay in their house if they lose their job?

When I first moved out here you could get a nice decent but humble sized 1bdrm a few blocks from the beach for 350-400k$ But now run down 1bdrm former section 8 housing condos are 500k

You will get nothing but a micro 300sqft loft of a condo downtown for sub 500k in San Diego proper but those have outrageous parking garage costs and HOAs

No hope of buying anything out here now , being a union tradie isn’t enough anymore

60/$hr with a full pension and benefits won’t cut it in 5 years

No it’s not idiot. Those tradies are lying sacks of **** like gooboa. He claims to make 50/$hr non union in Colorado Springs when the IBEW scale is 31/$hr for licensed journeyman out of that hall.

No ****ing way he’s making 20/$hr more as a non union journeyman , he probably runs his own side business and when he does side work on the occasional Saturday that’s what it averages out to.

Apprentices in San Diego right now start at 20/$hr and work their way up to journeyman rate.

Right now the journeyman rate is 51/$hr and some change because we just had a raise allocated to the scale with the new negotiations. By the time I make it through it will be 60/$hr or so. The ibew does a great job of trying to keep up with inflation. See Seattle’s local , they get raises added to the entire scale every 6 months for inflation. It’s insane.

In what world should 60/$hr be working homeless ? That’s damn good money without a degree unless you’re running your own business.

The only way an apprentice makes 30+/hr is if he is a 3rd year or up and is in the ibew apprenticeship. 30-40/$hr is nowhere near the starting rate for an apprentice.

I completed the mechanism in which I expect that to occur in this thread with data of new listings for this year versus normal years. It's clear there is 20-30% less homes being listed in the first place...it's not the housing boom it's being made out to be. I was hesitant to put a timeline on it before but did so out of requests lmao. Yet still, that original timeline hasn't been blown, so I'm not sure what you're even referring to. I said we'd see signs of regression in 2021 and are. Houses are staying on the market longer. The newest delta scam still isn't scaring people as much as the original.

However that merely indicates buyer weariness. Sellers have to get comfortable selling and to do that they have to know they have a place to go. Buyer hesitation is the first step to inducing that drop.

inflation is coming, that means that houses are only going to get more expensive, and thats wit 5-7% interest rates, printing trillions of dollars will cause inflation, its not a matter of if but when, you will see it clearly 12 to 24 months from now, this will push the cost of labor up, meaning if you can buy now do it, because before long seven figure jobs will be the six figure jobs of today.

Exactly, Especially when it's based on local comps and the houses SELLING could be WAY nicer then yours SO when you try to SELL if you do nothing to MAINTAIN or protect your INVESTMENT most PEOPLE will end up GETTING rekt so HARD because they THINK they don't have to do ANYTHING and they CAN just TURN around and SELL if for a HUGE profit but when their is a lot of inventory and even WHEN there isn't PEOPLE will look at your property compared to OTHERS and no MATTER how high the COMPS are yours will always SELL for less I have BEEN putting SO much money and TIME into making my property NICER even though it's appreciating due to being in a GOOD area it doesn't MEAN anything if it ISN'T pristine DED fooking SRS. nobody IS gonna PAY top DOLLAR for a SLUM shack that WAS maintained by a RETARD.

That's way above average for most areas.

Realtors are legit lucky to get one sale every few months where I live. The market is just oversaturated with them and there are not enough homes coming on the market.

Whats worse is they get around $7000 for the average sale.

I guess it's a living? but ~$30k/year is basically minimum wage here.

7,000 seems a bit high but I know what you mean IT seems like they're TONS of RE agents and ONLY so many homes like sure PEOPLE are always selling but HOW many AGENTS are in your office and COMPANY you know what I mean even if your OFFICE does BIG business that may only be 1 property ever few months for MOST agents I feel like THERE could be GREAT months but THEY really just BALANCE out the months were you make PRACTICALLY nothing. AFTER giving 1% to your OFFICE and 1% to listing agent or WHATEVER and paying taxes I can't imagine they make more then 50k a year if they're selling SUB 1mil houses DED fooking SRS. THAT'S why I say SELLING ultra high value houses BRB you're in cali and SELL 1 house all year but its a 20mil house and after taxes you made 1.5mil DED fooking SRS. plus it FEELS like with all the driving around to different properties and stuff would be SO time CONSUMING it would almost NEGATE the gains.
