Roomie moving out, any advice from brahs who have rented?

I bought my house a few years ago and have been renting out rooms to close friends. One of them is moving out and I definitely need to fill the room to make up for the lost income, but want to do so without screwing up the houses vibe as its fairly social with the tenants being ages 25-30. However I know there are laws that awkwardly kind of prevent screening people in terms of age etc. Any advice on how to go about filling the room with someone that's a good fit/any sites that are good for listing rooms.

Sounds more like the bank owns the house

Imagine renting to strangers in an age where the govt can say they don't have to pay rent because it's cold season

I think it's pretty common to interview applicants and make sure they fit in with the current tenants. Just describe the people who live there a bit and say that maintaining the current culture in the house is paramount to selecting the right person.

JFL if someone tries to slap you with a discrimination suit because they got rejected. No way they could win that unless you put something in writing on the ad.
