Every time a landlord sells, another landlord buys, or a renter buys and takes themselves out of the rental market, so it’s a wash in terms of supply and demand

Now they can only increase it one me at 1.5% per year and eviction is virtually impossible if you're a good tenant.
Sure hope they don't raise interest rates lmao.

The price of the house may change as a result of demand but the house is still part of the available supply of rental properties

The rents in certain cities have increased significantly, Austin, Salt Lake City, Nashville, Tampa, Phoenix to name a few. The career opportunities have exploded here for which even 5 years ago they had nothing. To give you an example I'm interviewing for Goldman tomorrow in Salt Lake City tomorrow, and the salary we are talking about it much higher than what Goldman could and would give me in Sydney. You go to bars in Austin and its not uncommon to see people in Tech making 200-300k that would make you in the 1 percent in Sydney and only would be available to the North Shore or Toorak in Melbourne.
Homes being built are of poor quality and designed to be knocked down in 10 years. There is no doubt these homes are such garbage especially in that southern corridor there is a def an underground business agreement between stakeholders in that homes are only to last 10 or so years. Many people I know have picked up on this, as example my mate bought a home in Houston, that was only 3 years old and was sinking, when the engineer did the assessment so his offer was withdrawn, you won't see this in Aus.
Many Americans are single and don't wanna buy in the suburbs as its a terrible life. Many apartments can't be purchased in the US like Australia.
Now you can keep giving people **** but mate lets be honest ur just a loser plumber with a wife in Ballarat, some of us still like having a sex life, and experiencing the world.
Rekt.

I can't be bothered explain this on the main page but housing prices in the US are showing signs of a collapse now, new evidence from November to December shows the sales had a huge U-turn and if you pay attention to tiki's Tok. all the property types on social media are aware and are beginning to panic. The bubble has officially burst.

I don’t get the arguments on renting/owning anymore.
Unless you’re cashflowing multiple properties and writing off the interest to live rent free for life, you’re still no much better off on average than a renter if your home is your only ‘asset’ (it isn’t - it’s a liability).

Property in the US is a yoyo. It goes up and down heavily. Its gone up a lot now but its clearly about to go down. Would I buy property no? but I also have other options such as owning property in Australia which is a much safer investment, but has some structural macro problems I foresee.
The issue here is Rj32gorra that pleb is nothing but a plumber in rural Australia, thinks he actually has legit opinion on the US Property market something he knows nothing about because he is a loser Australian that's all it is. Owning property is so complex compared to Australia, no mention by him that Rents in Sydney have actually decreased significantly. My mate rented a place in Elizabeth bay said it was a total joke compared to NYC renting there lol

My rent in my luxury high rise in the middle of DTLA with views of the city covers maintenance, amenities, pools, hot tubs, business lounges, conference rooms, gym, etc and it’s not even a problem even with a 10% rent hike this year.
Everything else is saved/invested where the market is returning over 50% or more depending on risk tolerance.
Safe to say my net worth has exploded these past two years way beyond more than 95% of my age bracket as a ‘poor rentcel’
Do your own thing but let go of the toxic superiority complex - there’s tons of people out there absolutely mogging your two duplexes in Van Nuys that you think make you some kind of real estate baron or some chit srs.
Chill brah.

I just moved to KoreaTown, of course If I wanted a house it would be expensive but apartments in LA are ****ing dirt cheap. literally 1/3 of what I was paying in NYC and cheaper than Houston

Its irritating listening to dumb**** Australians act like they know what they are talking about on issues affecting overseas and will never affect them because your never gonna buy a house overseas or are sophisticated enough to do so. I don't comment on things that you ar expert on like digging trenches, or do residential plumbing work which your clearly an expert on?
