This caused MASS retirement.
The supply chain itself buckled for the SAME REASON. There's one thing that money can't buy. Capacity. Did you know that more truckers became multi millionaires in 2021 than any other year in the history of the human race?
Turns out, when you've got enough to meet your retirement goals, you retire. I personally know many transportation experts who can attest to this. All the best in the industry retired millionares last year.
You know how transportation contracts work right? What if i told you that some people were getting paid $30,000 to haul imports from LA to Boston? Thats $30,000 in a week. And then that same person gets paid $20,000 on the way back with more chit. Two weeks and mans just made more than the average American. Some did this for an entire YEAR. That's over $2,000,000 in cash.
Guess what? They bought property too! And won't work another day in their life. But the world has its limits, so how much do you think they'll pay someone to move vital supplies? $50,000? $100,000? Nah, they'll just focus on a different industry. That, my friend, is why there was a chip shortage. There will never be a cheap computer chip until inflation cuts the dollar down even further.

I don't believe he Fed when they say theyre going to meaningfully raise rates, I believe they want to crush us completely and hyperinflation will definitely accomplish that.
I see them driving us to Weimar Germany economy conditions, it just makes too much sense and they already have the playbook and conditions well prepared.
Another huge plus is the USD is the world reserve currency, hyperinflating it would have the added benefit of destroying every other nations economy on earth. A win win for the globalists Great Reset.

For instances, we're seeing GREATER THAN CALIFORNIA prices in many rural areas, in places that do not have california income.

Realtor here in the Boston area. If you are paying rent right now man you're in an uphill battle. Landlords raised and continue to raise rents to recoup losses they had during covid when they were not allowed to evict or raise rents. What a lot of common folk fail to understand is if there was some sort of housing crash and the supply stayed the same the bidding wars on these homes would make the last 9 months look like nothing. These renters think that sitting on 50-100k guarantees them a home during a crash.... What about the builders and investors sitting on 500-700k cash??? They see a market crash they will outbid you and scoop up all the property and then become your landlord lmao. If you missed the boat the last few years I feel sorry for you.

The real question is, why would these landlords expand at an even fast rate now when prices are high? If the markets drop, then the markets have already fallen and the landlord pool didn't save it. Your premise conflicts your conclusion.
The fact of the matter is that a buy backlog exists for a singular reason, mbs enabled corporate purchasing of single family homes.
A corporation getting a 0% loan, as they have been, will spend half the amount on a home as a buyer with 3% loan when they're both paying the same principle. Now can you see why buyers are being undercut so massively?
The 0% interest of business loans is far outpacing the gains of 2-3% mortgages.

most people are buying with minimum down and 0% interest. There simply aren't enough people who can actually afford those home prices. the surge in home price is actually a direct reflection of the low interest rate.
vast majority of buyers will disappear once interest rate goes up.
BLACKROCK and foreign investors are not the majority of buyers. majority are still the middle class who will not be able to afford it once interest rate goesup.

I think waiting out the run probably a bad idea, but I'm not as confident as a lot of the posters that prices are going to keep going up. I think a correction in the next 10 years is likely, but if it's 8 or 9 years out you will be lucky if prices get back to where they are right now. I'd actually be king of surprised if we got a correction in the next 3-5 years, but the world feels really unstable so who knows.

Hes not taking into account the Fed is creating TRILLIONS and giving it to hedge funds to buy up houses.
Hes forgetting that we're in the middle of The Great Reset, and the Fed has no intention of letting slaydom buy houses for rock bottom prices.

Real estate agents and new home buyers are in for a rough few years ahead, meanwhile, investment groups who own real estate and home owners will see gains for years to come.
The reason people with lots of money have been saying for 2 years now INVEST INVEST INVEST was literally because of this, money flow is about to go to ****, and wealth is going to be in investments you made during this time.

The only way home prices will come down is if there is another recession that is felt across the board. Hopefully not as bad as 2008. This “pandemic recession” pretty much impacted low wage workers and left everyone else relatively unscathed. Hell, California’s budget is in a major surplus and it pretty much feels like good times. Aside from the inconvenience of going out due to masking/vaccine requirements or watching the bad news on TV, it almost feels my life has gotten better the last 2 years: WFH, pay raises, great gains on retirement accounts etc.

Just like you have to account for taxes as a real estate agent when you make sales, you should also account for bubbles and know there are good times and bad times. Everything has balance as well, when there are EXTREMELY good times, they will be followed naturally by extremely bad times. The ones who will go unaffected are the ones who already bought houses. Real estate agents and new home buyers are in for a rough few years ahead, meanwhile, investment groups who own real estate and home owners will see gains for years to come.
The reason people with lots of money have been saying for 2 years now INVEST INVEST INVEST was literally because of this, money flow is about to go to ****, and wealth is going to be in investments you made during this time.
