Nice little 12x16 with technically 2 lofts. The more I look into them, the more I want to build one to live in full time. I'm a single guy with no kids, and at this stage in life and clown world, I don't want any. I'd consider building one just like this, except for the stairs going to the loft. I'd rather have stairs built into the side of the wall going to the loft, not only for convenience but in case I get a dog or something it can go up and down the stairs too. I might go off grid and just get a composting toilet and a fresh water tank that collects rain water and fills from a spout or something. Or it may be worth it to get a well and septic dug.

For me to get a big expensive house, I don't want the bills or the headaches of it. I'd be perfectly happy with something like this. Anyone else on that tiny home time?

I think that they did a nice job working with such a small space.

IMO it makes a pretty big difference if you are living alone vs. living with another person. If you are sharing I think you would want to have some privacy and not be in each other's face all the time.

Design is also affected by zoning restrictions and if you have to keep your house on wheels. There are a lot of different rules. I've fiddled around with various options including these metal arch type buildings:

I like raw wood for cabins but it just looks cheap here. Also the kitchen, you've got like 3ft of countertop could you really not afford something decent? It's not like you've got a lot to cover, it's not like you need marble but get some fuking butcherblock or basic ass granite. Upper and lower cabinets don't match. It looks like bro threw his house together from the discount bin and not in a cool way

I agree, they did a real nice job with how small it is. On paper, 12x16 is really small. However their floor plan was nicely done imo. Where I live, zoning won't be an issue, which is why I'm looking more and more into these. I was going to look into 10x20, but this 12x16 looks very doable.

I agree that he cut corners on the kitchen to the point where it didn't make sense. Unless from a penny pinching standpoint. I agree that butcher block and maybe a farm sink would be great. I cook a lot at home, so I'd tailor the kitchen to my needs.

I guess that'd be cool with no kids and no home gym. If I could build a dream house it'd be four floors verticle with a small footprint. 1800 Sq ft to have ample space.

That would be perfect for a 3/2 with a dedicated gym.

If you like a more modern look I think a shed roof style should be a less expensive build.

This one is kind of fancy and might be bigger than you are thinking, but the plan is a simple rectangle.
