Let's be srs, a lot of millennial friends that haven't quite made it and are still renting, will have a to be a little more realistic with their first home unless Mom and Dad foot the bill, like I often see. If people want to own that badly, then they'll have to downgrade their expectations of what a first home is. I was peppered to buy a dump because I knew how important of an investment it is, but the recession happened and I got a place that was more like a dream home and way over my budget. No huge signs of a recession yet, but housing market is cyclical. Could still buy a dump right now, recession hits, spend time and money fixing it up and sell it when the market rebounds.

I'll be buying a plot of land outright in some flyover state, build a tiny cabin, and work a part time job to cover bills and still save up a little for my 401k. I'm a single guy, I don't need or want a 400k house, and I'm noting buying a chithole for 200k in a populated area.

I got a notice yesterday that my Equity since November 2020 has gone up 200k
Just LOL at rentcels, ill take my 200k ontop of my income and buy a new house outright in a couple years with no house payment for the rest of my life

If you really pay attention to real estate markets I don't see why the average 26-28 year old male that manages his finances well can't afford a home. If its important to you, you have to choose between a super high COL city or a more affordable area.
I'm doing my best to scoop up as many single family homes as possible while I'm young. Plan on holding/renting over the long term. If I wanted to live in Cali or NYC I'd be a rentcel in a shoebox though.
