I wonder if even Red states will start implementing rent control. Like you can't increase rent more than 10% a year or something.

I (hope) to make a mostly lateral move here in a bit, looking for a little land with some acreage. Kids go to private school anyway, so being in the country won't matter beyond an extra 5-10m drop off and pickup. Going from 5-10 minutes to like 20m with the one I hope I get here. Overall, all the houses I'm looking at are all overpriced but I'll sell mine for more than it's worth as well.

even if we had a 2009 level crash (almost impossible) prices would drop what? where they were in mid 2021 so 40-50k less on average

If the cost of living isn't fixed for the next generation, I think this will usher in socialism and further lower the birth rate.

I bought my house in 2018 for 160k and it's now valued close to 250k. My biggest regret now is not buying a larger house at the time as I'm probably stuck with this place for a bit. It is nice only paying 1k a month on mortgage when that same 1k couldn't even cover rent for in a rat infested **** hole one bedroom apartment in the same neighborhood.

About to put in an offer for a home. Built and sold in January of 2020 for 347k. Asking 435k now. I’m thinking I need to bid $445-450k. House went up for sale yesterday and has multiple offers already and the seller will accept one on Saturday. The thought of this makes me sick but there is not going to be enough inventory for several years. This is in one of the cheapest and tame markets in the country btw.

I'm not in the position of buying currently, but here's my thoughts.

Interest rates have already jumped a full percentage point and should continue to climb if the feds are serious about slowing inflation. That's going to put a lot of buyers out of the market.

Inventory is only short right now for the amount of buyers you have at this low interest rate. Will it be short when mortgage interest rates are 6%?
