2 Bedroom 1 Bath apartment, ~1100 sqft, nice apartment tbh. I've been in Florida for 2 decades now tbh, Tampa ever since I went to college.

thats actually not a bad increase.

one of our friends in back bay Boston went from 3k to 6500 for a 2 bed. there is no rent control in MA.

Tampa area, rent went from 1395 to 1700 for the 2022 lease renewal (signed last month). That's a 18% increase. Our local RE went up 25% year over year in 2021. It went up 15% in 2020. So that's 40% increase in RE value in 2 years and my landLORD only asked for a 18% raise in payment considering I got no raise in payment in 2021 due to "pandemic". This is pricing for a 4/3 fenced front/back yard with full driveway and street parking in a neighborhood with a "B" rating in crime 10 minutes from downtown.

What I am saying is even though that's a huge increase, its still UNDER market value. Wait until next year when the reality of 10%+ inflation hits and landlords raise rents ABOVE market value because demand will still be there and housing will still be overvalued with 6-8%+ interest rates. Buckle up, but be glad you're in Florida and not a blue state where rents are already crazy high.

What is the house/apt situation OP? we have the same price, so how does your set up compare?

Wow.

Mentioned in another post but 1100 sqft 2 bed 1 bath, recently furnished with stainless steel appliances. It's a nice unit, but it felt like a better deal in the $1300-1450 ballpark. Jealous you got a HOUSE.

ive been looking hard at COL in different states and have determined that one of the cheapest places that still has good weather is in south carolina, just not particularly close to JB Charleston or Shaw. Or JB McEntire for that matter. outside of that, COL is as cheap as youre gonna find for a coastal state.

18% though for one year is fukkin ridiculous. landlords costs didnt go up 18%. maybe 10% just like the rest of us. oh and their property values shot up a chit ton.

and this coming from someone who runs a short-term rental and wants to own MFH someday, and no fukkin way am i raising rent by 18-20% in one year and doing my tenants like that.

totally disagree. appreciation being 20% shouldnt be carte blanche to jack up rent by18% or more. 3-5% is reasonable however.

landlords generally dont have "20%" higher costs of running it. maybe 10% just like the rest of us. but then if you factor in the assload of appreciation over the last two years, theyre already ahead in that respect so why 20%...? why fuk over all the tenants and squeeze them a little bit harder...? not only did tenant's purchasing power decrease by 10%, but now housing just went up by 18-20%.

all in all it makes for chittier times and more stressed tenants.

if youre a landlord, unless your actual costs went up by 18%, then you should not be raising rents by 18%. somewhere between 3-5% is standard though, especially considering how much stornger your position in the market now is by owning MFH.
