Just bought a house virtually, did I dun goof?

Had a real estate agent show us the house over facetime and we put an offer on it. We couldn't fly out as our area of interest is across the United States and we're tied down at the moment with our lives here. We have jobs waiting for both my wife and I once we get there in a few months. It's in a very high demand area with 9-10/10 schools, low crime, and located right outside of a major city.

This wasn't the first house that we put an offer on, but it became clear that sellers were receiving 20+ offers within the first two days of putting the house up for sale. We were outbid several times on a few other houses by $20-30K even though we offered way over asking price. One house that we were interested in was put up for $280K and got sold for $80K over asking price. The sellers are literally making close to $200K profit if they bought their house in 2016 and were to sell it now.

So, on this house, we offered $50K over asking price, coverage of $15K of seller's fees, and full taxes for the year ~$3.5K. Apparently, they received 28 offers, some of which were higher than ours. The house was appraised at $55K over asking price. Did we dun goof or did ok?

I assume you've spent some time in the area? The home itself isn't all that important as long as it's not some crackhouse or something, as long as you like where you live.

I don't know what market, but Texas at least has been insane. I don't think you should have bid on a house unseen but it's not uncommon these days, with out of town yanks and cali scum rushing to Texas.

From my perspective, I looked at maybe over a dozen houses, recently. A lot didn't feel right or live up to the pictures -- most, even.

We have not been to the area, but we are moving there because my wife is contracted there for the next 4 years. It'll be a 10 minute drive for the both of us to get to work.

The $280K is the next neighborhood over which serves as a buffer zone from city-dwellers and its crime. Our house was listed for low $300Ks.

It's not bad, the agent literally searched the basement walls for cracks. We read the report on the house, it was never flooded or anything. It's got hardwood floors, black tile in the kitchen, decent sized bedrooms, looks very modern, there's a separate 2 car garage and about .4 acre of land.

I hope it works out for you OP if you end up closing on it. Personally I would insist on having some time in the area first- bare minimum a couple of weeks, better would be to rent for awhile even if it is an AirBNB for a few months.

It is hard to judge things like neighborhood demographics, traffic patterns, and best location for the sorts of things you like without visiting in person.

Houses do have a vibe. Sometimes a smell too.

We had a rental in Garland that had an unsettled sort of angry vibe as if a lot of conflict happened there. A house we sold before going to MI still had a smell sometimes despite everything I did to fix it.

It was either that or lose her already-secured career track. She ended up getting two jabs even though she's pregnant. She made it through, she's due in a month. They did fire 6 of her co-residents for not getting vaccinated though.

I agree, nothing will beat being there in person. However, I did do a whole lot of research on the area, from crime, to flooding, noise, schools, grocery stores. It wasn't a spur of the moment type thing. I've been looking up houses there for months now. If the program directors of residency programs live there, it must not be a bad neighborhood. We also got lucky in that we're a few blocks from a lake with a nice wooded area - and we just love going for walks with the kids. The real estate agent was very helpful; she would note if there was a musty smell, if she saw mold anywhere, cracks in the walls, water in the basement or if the floors were creaky. She even lives in the neighborhood herself.

I am, it will be completely passive. My kids are grown so I won't even need it in the summer so it can just make me money. Projections are $30-35k/yr.
