$448 per sqft.

That's a steal, brah.
The closer we approach the uncertainty of life's ending the more we wish to trade all of the things we have acquired in exchange for all of the things we have lost: wealth for youth, knowledge for fresh curiosity, resignation for hope. We'd trade our wisdom for new experiences, but it is wisdom that will teach us that at the end of the road the only new experience is death.

It will be worth 2 Million in 10 years while an $800,000 house in Florida or Texas will be worth $400,000 in 10 years.

Hnnnnggg those are the kinda house i look for. No troll.

Obv i dont know the area, but it seems decently renod properties are going for 1.5-1.6 on the street.

$300k and i can top up another floor, redo exterior with stucco, and gut out the interior. Probably even cheaper tbh considering material and labour costs in the states.

If you can negotiate that down to 700k, with closing costs should be around 740k tops, add the reno costs, get your real estate license then list it and split comiss with buyer. Easy money.
