Landlord called Friday: Wants to raise my rent $300

First is I can't foot that, nor do I want to. Second, this place isn't even worth the money i'm paying now. Been looking around, driving and talking to places, and they're either income based which I exceed, no pets or 1 pet (i have 2), or just STUPID rates. some places are higher than a 150k home mortage. UNREAL.
Fuk guys I don't want to be homeless. don't think my boss is going to do chit either.

The market determines what your place is worth. Right now? He can probably get that $300 extra in rent from someone else if you're not willing to pay it.

Good news, you have laws that can protect you.

Are you on a lease agreement or month to month? If month to month, you're definitely more limited, but he still has to give notice and everything else which gives you at least 60 days I'd assume possibly longer.

Good! so even though my lease expired, they still need to give 60 days perfect that's what I was trying to find out

Florida law may be different.

Just checked, looks like in Florida they have to give notice 15 days BEFORE your next rent due date. Now, he probably is required to give written notice, so it would be 15 days before written notice, he can't say "I told him in person" as you can dispute that.

https://ipropertymanagement.com/laws...ees-in-florida

https://m.flsenate.gov/Statutes/83.57
83.57 Termination of tenancy without specific term.—A tenancy without a specific duration, as defined in s. 83.46(2) or (3), may be terminated by either party giving written notice in the manner provided in s. 83.56(4), as follows:
(1) When the tenancy is from year to year, by giving not less than 60 days’ notice prior to the end of any annual period;
(2) When the tenancy is from quarter to quarter, by giving not less than 30 days’ notice prior to the end of any quarterly period;
(3) When the tenancy is from month to month, by giving not less than 15 days’ notice prior to the end of any monthly period; and
(4) When the tenancy is from week to week, by giving not less than 7 days’ notice prior to the end of any weekly period.
History.—s. 2, ch. 73-330; s. 3, ch. 81-190; s. 15, ch. 83-217.
It says the notice may be delivered personally or by mail, but that still needs to be an actual written notice I'd assume as it is in almost every state.

damn thanks then that means he's within the timeframe. crap. so the only defense i have is the fact he called instead of a written notice

Couldn't imagine owning pets and trying to rent. You're options are limited and will be overpriced.
