House prices will FALL if either of the following happen…

No hover…

1) a large and sustained increase in the unemployment rate

I don’t mean slightly above structural/NAIRU

I mean like approaching double digits

2) a breakdown in interparty trust between financial institutions

Resulting in a huge increase in interest rates (not normal monetary policy but 12% +)

This might occur if, for example, large financial institutions had undisclosed exposures to crypto, Russian income assets or had been “gambling” in the stock market (large uncovered positions)

In isolation either of these factors would have to be significant, or less so individually if both occurred.

You don’t believe in the inverse relationship between interest rates and housing prices?

I believe in reading beyond the first chapter of an introductory economics textbook

The relationship exists, “all else being equal” (ceterus paribas)

7% mortgage rates and mass unemployment coming this winter should be enough to get something going.

20% correction seems about right.

This is nothing like 2008.

It'll also be regional too. I could see parts of Arizona and Idaho dropping further. This is coming from someone who bought his last home in 2007...

I agree

House prices aren’t going down

It will take a major financial crisis

(not just usual policy-driven movements in unemployment or monetary policy)

Not to mention it has been 15 years since the last crash, which means enough time has passed to dupe a newer generation of home owners. ARM loans are gaining popularity again. It also currently costs more to be a homeowner than to rent.

already fallen 30% here with no end in sight.

interest rate is the most important.

rentcels already stopped paying rent. all the 2nd, third properties are going on the market as extra inventory.

I made 700K in 1 real estate transaction this year.

Made $700K in your only real estate transaction ever, which you admitted to be more than what you ever made in your whole life.

Just LOL at being past midlife, and bragging about barely being a millionaire, and in beaverdollars to boot.

He doesn’t make millions of dollars a year

He supposedly made this money as a one-off profit selling the house he lived in

And now he’s a rentcel

He also admitted that the $700k profit he made (or $800k, depending on what story is being told) is more than he earned cumulatively in more than 20 years of wagecelling
