This is one thing homeowners don't realize. You still don't own your house, the bank does.

What we may experience here, especially with people who overleveraged themselves is when they go to renew their mortgages the bank can look at them and their income is slightly higher but their house payments at higher interest rates go past the threshold they had before. That means either they pay the difference to have a lower overall loan or the bank can take the house back. There's already people who are seriously house poor and they overbid 800k for a house just to get it that is actually worth 600k once the market adjusts and they might need to give the bank 100k just to satisfy requirements. That house isn't your asset until it's paid off.

And yes, if your property sits empty because you jacked the rent above market value then you're going to have two or three mortgage payments for a few months. How much would that hurt? Lots of people ITT seem to think you can just charge whatever you want for rent so you can cover all your costs and I always lol at them.

There's really no way for me to cope here. Costs are rising and it's not sustainable, so I've already began looking to move outward towards rural suburbs.

Ideally I'd like to own something, even if it's a Condo.

Oh I already have a few places in mind.

-Summerwood (East Houston right off of BW8 in between Atascocita and Cloverleaf. It's still newish with maybe 1-2 year old apartments rent ranging from $1100 to $1300.
-Tomball has older apartments with smaller square feet, but less negative space so they're actually bigger and cheaper
-Waller TX. Not much to choose from out there which is why it's last.

Landlords aren't the same thing as homeowners, and there are financial repercussions for not paying rent. Wage garnishment is pretty sad. You'll pay all that back rent and then some interest on top.

There's a 6 month backlog to even get your case LOOKED at LMFAO. you'll be waiting months to get the serving papers, by then the rentcel is long gone. and you can't serve those papers without his new address.


i had landlords beg me for my new address and I sent them to a dumpster site.

Can't get blood from a stone. More often than not it's not worth it to go after people who can't pay their bills in the first place. And trying to get a settlement for property damage is even harder. Here it can take up to two years to even get into a courtroom.

I've been a rentcel before. If you own them money and you have a job they're going to get the money. You'll be paying old rent + current rent. Most places are going through property management firms and that's all those places do is evict and sue people
