If you rent to actual legit tenants you really cant be screwed over. People with wealth and assets risk losing these assets if they dont leave. If you rent to poorcels, people with chit credit, students etc without a cosigner, RIP. But a huge amount of people renting are middle income young professionals who cant afford to go to court either and have too much to lose to just roll over and declare bankruptcy or risk having to pay a back;log of 6 months of rent with late fees.

realistically rents probably going to plateau now maybe dip a little but people always need a place to live. May see less of a demand for super posh condos and a move towards sharing more houses or lower priced venues.

Like housing prices, the market is set by what people are willing to pay, otherwise the property sits empty. If there's a guy down the street offering a place for $2000 and another person trying to rent the same place for $2500 because they are trying to "meet expenses" well, too bad. Are you willing to eat all that money while it sits empty?

Plus, landlords should be happy to have good tenants who take care of the property. If they get greedy and force people out, you have to find a new renter who could be a total nightmare.

I have a tenant who has an expiring lease in August and he asked if he could "negotiate a better rate". I wasn't really sure how to respond, the same apartment in the same city costs 1000 bucks more per month and I was planning to just offer him a 3 year lease that'll go up 250 per year lol.

In Canada once your lease is up you go month to month automatically and don't have to sign anything new. Is it different in the US?

Our property taxes would have gone up nearly $3500 on our primary residence this year if we didn't have a homestead exemption. Insurance was up also. Did your rent increase by $300+/month? Because it is quite possible that's how much his costs went up. Not to factor in the cost of drastically rising utilities (and cost of living for himself as well) if any of those are included in your rent.

I rent now, me and my girl are still saving for our eventual house it's just that the market is pretty terrible for buyers in the neighborhood we want. I see a house that has alot of what I want and it's not TOO crazy, and people already have offers on it within a day or 2.

Last thing I wanna do is continue to compete with a house I don't truly love. We've talked about waiting till next spring to get more $$ saved and if there's something we really love then would have no problems competing.

The best reason to buy IMHO, which this thread topic highlights is level payments. That mortgage may feel like a lot now but it's going to feel like nothing 10 or 15 yrs from now.

On the other hand, contrary to miscers rent can go down with recessions. Or often times the rent will barely go up, especially on a house. Even during regular economic times. I've known families who've rented houses paying the same rent a decade later, maybe 10% more.

I just finished a recent whatifalthist video.

About here he mentions a declining standard of living in wealthy countries for the past 50 years...industry moved to poorer countries, expansion of the workforce to crush wages:





Then there is a later section about democracy and the expansion of the franchise beyond stakeholders- how opening up voting to people who have no stake in the continued well being of the country turns the process into a popularity contest which leads to short-sighted government and eventual dissolution during which a dictator arises to set the country back in order.

Concludes that for a stable democracy you need a high degree of literacy and a broad distribution of wealth/ownership...aka: an educated healthy middle class.

Most don’t do that though. Rentcels tend to live in the moment and spend their paycheck going out on the weekends and buy clothes on credit.

Finding even someone who has a 401k and a low risk index fund (low risk is relative vs memes like nft, and scams like most crypto) is rare. The younger you ask, the more rare it becomes.
