you can buy SICK mansions for 1.5-2Mill in Vegas and apparently the life style kicks ass with obviously the strip and downtown.

Other than it being EXTREMELY HOT in the Summer and perhaps being ISOLATED in the desert any other reasons to consider living in Vegas or not?


My situation:

Currently have a GF and dogs, living in Los Angeles looking to buy a home
Budget is 1 to 2 mill
Los Angeles is expensive AF, Taxes, and home prices are ridiculous

Water availability is going to become a huge issue in the next few decades. If you go, make plans to not stay too long.

What is your career? Outside of the Strip Vegas is a depressing place. Not much lucrative career opportunities out there.

residential vs. strip...

I live in LA and love vegas and so I been to vegas probably 15 times now.

I am more interested in living in an area where the locals are. The appeal of the Strip is that they have amazing restaurants, amazing shows and events which will never get old. Downtown Las Vegas also has a big restaurant scene and lots of "things to do" it seems. The cost of living though is the main driver for me.

I may get married and start having babies in the next 1-2 years though. Me and my GF been together 5 Years... and we are sick of paying rent. Also btw I have a remote job so I can work anywhere.

But what is there to do except for the strip…

I have a very large nest egg in investments and I also work remotely in software sales with a 200K+ job. Does not matter where I live really.

Then why Vegas besides cutting costs? Head to Florida instead.

No kids, somewhere in Florida on the water near the beach. With kids that's a tougher call. Florida ain't exactly known for it's top notch schools.

I was slightly concerned that the people could be weird... I mean vegas is built on the tourism/casino industry so im imagining a lot of low-lives and what not.

Are there a lot of things to do or is it sleepy?

When I was there the crime rate was pretty high. Every apartment or housing area has to be gated with security guards on patrol. Usually approached by low life’s and tweakers when going anywhere including gas station or grocery store. GF hated going places alone for fear of safety.

Definitely an interesting place to live. But off the strip there are normal people and families. And like you said can get a nice mansion for a milli. Lots to do besides strip/night life. A lot of parks and outdoor activities. I would check out summerlin or the new developments south east. Basically any new area will be nice. The further from the strip the better. Inner city obviously the most ghetto.

I loved the weather and the nightlife and long list of things to do. If the crime goes down and it returns to normal post Covid (I was there during peak Covid everything was closed) I would like to move back. Still have family there. The only real drawbacks are the tweakers and low life’s in sin city. But I assume it’s better than LA from what I’ve read about cali lately it’s homeless pop is out of control.

People just think Vegas is the strip but it’s a semi normal place outside the strip. Working class and families.

Look into Henderson, close enough to LV, but NOT LV if that makes sense

Central/downtown vegas(depends where), Henderson/Seven Hills, Centennial Hills/Aliante, Summerlin/Downtown Summerlin have pretty nice areas depending on what part of the city you want to live. A pool and a covered patio makes all the difference.


Great for football season because there are a lot of locals bars. Nightlife is great, people partying all the time, concerts/festivals, NFL/NHL. Food everywhere. A lot of young people because of working on the strip. LVMPD is everywhere and strict about a criminals. No taxes.

People are hit or miss because the city is so transient. Freezing cold winters, the wind sucks, hot as phuk. City is dirty, it's a desert. Can be expensive, but also inexpensive.

Vegas is a happening place, but not for kids.

They will run out of drinking water in 45 days. Used to live there. Never again.

I just read that Vegas was under water this week. Some really bad flooding.
