To be fair; people who own their home have rented at some point in their lives.

As compared to those who still rent; so they are completely clueless on how home ownership works. You can't really blame them.

I wouldn't call it a rivalry; just lack of experience.

I sold my parents a house for next to nothing on my property so they could retire.

They weren't the best at the money game throughout their lives. It's nice to be able to help them out so they can enjoy their retirement.

I had a mortgage for a bit, but when house values went up I had the place re appraised, and got a secured line of credit against the property for $200,000. Interest rate on the LOC was like 2% for years...way better than the mortgage rate. Paid off mortgage with LOC, then aggressively paid off the LOC. Anytime I'd get a chunk of cash from a side job, I'd chuck it in and save huge interest. Buy new car? Drop it on LOC unless 0%. New ATV and boat motor this year, same thing.

I'm now completely debt free

Trading in SUV soon for new one, remainder on LOC at a locked in rate. It will be paid off in 4 months.


The key is controlling your finances. Even though I make $75,000 a year ($50,000 after tax and deductions, not including side jobs), a massive LOC at a great interest rate is the key to my life. I COULDNT DO THAT WITHOUT OWNING MY PROPERTY.

When I build on my new property (I'm a carpenter), I will buy materials with the LOC off my first property.

That's how I can have ATVS, boats, jet skis, snowmobiles, go on vacations, have a nice remote cabin, and generally live pretty well without being CEO 10k/day crew.

All started with being ballsy at 22 years old and finding a way to buy a few acres with a half built house and shop on it. Started with a private mortgage, and muscled my way into a bank mortgage two years later. Never a down payment paid, making $20.00/hr lol.

Up the down payment to 20%, then do a comparison of what that 20K would have done in the stock market over the same 10 years (Don't forget to include maintenance costs on the property). Rentchads stay winning.

If my income was chit or I had no skills then maybe the $100K in rent over 10 years would be an issue. Just lololol

I mean... honestly literally all of Misc rivalries are pretty objective - one side keeps looping despite being given evidence showcasing otherwise.

Ownership vs rent - over time ownership adds more to net worth unless you need liquidity in disadvantageous market circumstances.

Circumcised vs uncircumcised - not the end of the world but it is mutilation for no real purpose. None of the benefits have bore scientific scrutiny.

HTC vs LTC - simply US-based Miscers trying to cope with benchmark obesity levels women are comfortable on the sexual market via trying to categorise it as "what real men with high test like". I can understand this one the most given the fact that EVEN Western European women are tangibly less overweight/obese on average (although close to NA than Asia of course...) plus sexual preferences adapt somewhat.

Can someone provide a good financial analysis in favour of renting long term (i.e. 10+ years), in consideration of the two points below?

1. If you own a home, mortgage payments eventually stop, at which point you own an asset that you can sell, give to children, etc.
2. Why do landlords exist? Do they just work for renters out of the goodness of their heart? Obviously they are making a profit. Otherwise nobody would be a landlord.

Assuming we're talking about the same property, if the mortgage is 1500-2k a month, that's what the landlord charges (approximately) the renter for rent. Not $900/mth. The landlord owns the asset and when the renter moves out years later can sell the property for a profit. What's difficult to understand about this?

I'm convinced most of the people on the internet advocating for renting long term are actually landlords like myself. lol

Also, as I've said before, my mortgage + escrow (for an almost 1,200 sq ft house) is less than rent for most halfway decent apartments in my area.

I'm also throwing like 25% of my income into Index Funds, "InVeSt ThE dIfFeReNcE".

this..

2 bed 2 bath condo in toronto .. $3000/m rent

my mortgage + condo fees = $2200/m total

i can rent this out to a rentcell and pocket $800/m, but need somewhere to live atm.

Unsecured lines of credit are like 10 percent or more right now.

Secured LOCs are far lower and can be much higher values as they are secured against your house or property.

When I did it years ago my mortgage was like 3 ish percent, and LOC was like 2.3 or something .
