Why do people always talk about real-estate as if it's single family homes?

2,500 all in (taxes, mortage, water bill) on this three flat apartment building.
1600 first floor (3 bedroom)
1500 basement (gut-rehab 2 bedroom)

Building is up over 100k in under a year and it doesn't matter if the market crashes as I'm locked in at 2.5 percent for 30 years.

Ayyy, lmao 600 in the green.


Don't be late on your rent check. I need to leverage your income as a rentcell to buy more apartment buildings.

Most three flats don't cash flow while living in the building. Building would make around 30k per year if I moved out. Rents are slightly below market value.
