Question for landchads (rentcucks stay out)

How much of a rent increase can we blame on inflation?

I mean it’s not like they can do anything, but I figure at least 20% is reasonable? They shouldn’t even question that, right?

The rest we could say is because of interest rates

Most places there are laws about how much you can increase the rent at a time. Outside that, if you lose that tennant or getting a new one, you can charge as much as you want but charge too much and nobody will bite.

I raised my rents 15% across the board starting in January, 2022. In my leases it states I am required to give 60 day notices of rent price changes (must start in January the following year.) I sent notices out in August informing my rentcels their current rent will increase 25% starting January, 2023. Srs, vry srs.


No rentcel has complained.

Now see I usually think that way, but then my wife shows me other listings and like “this is a worse house and they want $100 per week more” so we put a stupid price on it and people still pay

We actually stopped listing on proper websites and just do it through marketplace, haven’t had a place sit more than 24 hours

Market tolerance is the key variable and I simply announce the new rent if a tenant seeks a renewal. No reason needs to be given.

Weirdly, it’s the really beat up old places that are the easiest to rent. Pets? Sure. Groups? Whatever. Mow the lawn. Don’t mow it. IDC it’s got a date with a bulldozer.

Good advice though I’ll put some bigger numbers on the board. Vacancies are less than 1 per cent here

I don't own straight residential. I own a lot of farmland, which along with the associated buildings (including some residences) is let on long term leases.
Screw nature; my body will do what I DAMN WELL tell it to do!

The rental ROI isn't great, but it is a good place to park money long term, with minimal hassle and steady appreciation.

Friend of mine rents out a trailer. It's a crappy single wide. They bought the land for about 20K and the trailer for 8K. Charging 1200/mo last time we spoke. Do the math on that. Profit margin is so wide now that it pays for itself every few years. Yes, every time they get a new tenant they usually have to do a considerable amount of work cleaning it out, but usually those types of tenants don't care moving into a place that isn't "perfect" to say the least. Yes one tenant trashed the place. Didn't cost a lot to replace the appliances and countertops and flooring as it was cheap AF anyways. Bought most of the applliances and such off fb marketplace.

Depends on the tenant. Good ones are hard to find since most rentcels are losers without morals or pride.

Do they take care of your property? Take it easy on them. Usual rentcel degenerate? Go in dry.

All the bs these ****ggots imposed on us during covid then rent moritoriums and bizarre laws like I have to rent to the first qualified applicant that walks through the door, or can’t evict during the winter, etc.

The last rent increase I did was an 80% increase dfs

Are you tracking land value increase?

Out of curiosity, what region/states are the bulk of your holdings? I'm interested in parking money in non-residential land, but still haven't looked deeply into it
